This is the ideal home, ready for you to buy and put your own stamp on it from the get-go! Just look at the size of the garden, look at the size of the rooms....this is a dream and very versatile home, in a fantastic location and at the right price.

Pantymwn remains one of the most sought after residential areas in the Mold catchment and with good reason. Only a few minutes' drive from the 'civilisation' of the town centre, it is surrounded by stunning scenery and home to an excellent pub and the town's golf club. Yes, it is definitely the classy part of Mold, so it is unusual for an opportunity like this to come along and if I'm honest, I'd expect strong competition for this one.

Set back from the side of Pen y Fron Lane sits this detached and very versatile dormer style home. The inside can be sculpted to how you would like it, offering two bedrooms on the top floor, and three separate receptions om the ground. So, you have a 2 bed, 3 reception, or 3 bed and 2 reception or a 4 bed and one reception.....but wait until you see it, to really understand the opportunity that you have presented in front of you today!

We know that in these modern times, each household probably has a minimum of at least three cars. Crownlea comes with a massive tarmac parking area capable of many vehicles, in front of the detached garage. This means even the clumsiest of drivers need have no fear at parking here.

This is a sizeable room, overlooking the front garden, featuring a very attractive marble fire surround with its traditional open grate. How much use this would see is a moot point, as the home is fully centrally heated via the eco-friendly heat pump exchange system, but it still remains an appealing option.

Adjacent to here and looking out over the grounds to the rear is another room of similar size, possibly bedroom four if required. The generosity of its proportions displayed by the way a baby-grand piano currently occupies one corner, neither looking out of place, nor taking over the room.

The space is well lit thanks to the fully glazed French doors opening onto the rear patio, contributing to making this the perfect foil to the other front facing lounge in the quest for sunlight.

Beside here we find the bathroom, which is where the home shows signs of being able to benefit from some slight modernisation. There is nothing intrinsically wrong with the room or its fittings but if you are a slave to fashion you may find it a little dated. Personally. it wouldn't bother me but we are all different. Currently it is perfectly well equipped, offering a suite comprising a traditional bath, pedestal hand basin, lavatory and a corner mounted walk in shower cubicle, where the hot water supply is drawn directly from the home's central heating system.

Next we come to the kitchen / breakfast room which, like the bathroom, is where I suspect many incoming owners may wish to modernise. Once again there is nothing wrong with it but some may find it fussy, preferring the clean lines in favour today, over the darker wood fascias on offer here.

The units are laid out in a shallow 'U' shape around three of the walls, with more units on the inner wall and provide generous storage space and, as well as a glass topped electric hob, eye level oven, and voids for a dishwasher and washing machine, so all the mod-cons are here.

The back door opens to the side of the building and beside this is a trendy and attractive vertical radiator, so even though the room has the appearance of being dated, where it matters, this is not the case!

A further door from the kitchen leads into the principal sitting room.

This is a surprisingly large room with a pleasing view over the front garden and another door leading back into the hall which is currently out of commission, owing to the positioning of furniture. A large picture window ensures excellent levels of daylight, while the room's natural focal point is provided by the faux stone fire surround and the traditional open fire it contains. The outlook from here, taken in conjunction with that from the rear sitting room, gives any sun worshippers among us, the opportunity to follow the rays around the home,

Moving upstairs we are confronted by an undersized door suitable for Hobbits and which gives access to the under-eaves storage offered in place of a formal attic space. Although not huge, this provides a convenient spot for the folding Christmas tree, forgotten children's toys and all the suitcases that only come out once a year for a jolly to Ibiza**.

To our right is the door into the first of the double bedrooms. The first thing I noticed on entering was the Velux window set into the sloping ceiling, a feature I always find very attractive.

Tucked away in one corner, sits a comprehensively equipped en-suite containing a lavatory, hand basin and shower cubicle. Again, this is perfectly functionable but you may want to update it.

Opposite here lies the remaining bedroom, which comes as a bit of a surprise, owing to its sheer size. Similarly equipped to its counterpart, with a side facing Velux window, this is a bright and cheerful room with a charming view over neighbouring gardens from the gable mounted picture window. Although without an en-suite, it offers space aplenty, easily accommodating two large free standing wardrobes, a chest of drawers, two formal dressing tables and pair of occasional chairs, along with space for a large king size and its twin bedside cabinets. With the help of a good plumber, I'm pretty sure that an en-suite could comfortably be added.

It is more spacious that outside impressions would have you believe and the size of the gardens would allow you to become virtually self sufficient should you so desire. Alternatively you could sit in a sun lounger and simply admire it as it is... I know what I would choose.
