Description

A spacious three bedroom flat for sale in the sought-after area of Upper Leytonstone. Part of a well-maintained development, this sophisticated apartment will appeal to first-time buyers and families alike. The kitchen and bathroom have been renovated to a high standard and decoration throughout is modern and stylish.

The development is approached via a quiet road providing residents-only parking. The property sits in the smallest of the three blocks with just seven other flats and, to the rear, looks out to the main area of the communal gardens. There’s secure access via the main entrance and the shared hallway and staircase are bright and well-maintained.

Entering the flat, the long hallway creates a sense of space with a built-in cupboard and plenty of room for extra storage. The contemporary limed oak effect laminate flooring extends into the reception room, kitchen and bathroom.

The reception room, with its large window looking out across the gardens is bright and roomy, with space for lounge seating, an entertainment unit, bookcases and a dining table.

Each of the bedrooms – all situated at the end of the hallway, are spacious and bright with warm tone oatmeal carpets. Bedroom three is a large single room, decorated in a warm sage green and would be ideal as a child’s bedroom, nursery or study. Bedroom two is a good size double with room for a bed, wardrobes and additional storage furniture. The main bedroom has a feature exposed-brick wall and plenty of space for a comfy double bed plus wardrobes and other free-standing furniture.

The bathroom has been refurbished with a real touch of style and elegance. There’s a modern white three piece suite comprising of a WC, a large, deep bathtub with shower above and a vanity unit with a surface mounted basin and a mirrored cabinet. Fittings, including a heated towel rail, are in a bold brass finish and there are large floor-to-ceiling white marbled wall tiles, which provide a striking highlight.

The kitchen has also been renovated with impressive design flair to deliver a practical and contemporary space. There are grey shaker-style wall and base cabinets with marbled solid surface work surfaces and backsplashes. An integrated dishwasher and oven, an induction hob with extractor and a high quality resin sink complete this cleverly executed kitchen.

From the kitchen a glazed door leads to a small balcony overlooking the communal gardens which has steps down, giving direct access to the extensive lawned areas with mature trees and benches.

The popular area of Upper Leytonstone has a quiet residential feel yet benefits from exceptional amenities on the doorstep. There’s easy access to all the services offered by both Leyton and Leytonstone High Roads, including bars, restaurants, shops and supermarkets. Close by are exceptional hospitality businesses such as the Heathcote and Star, Unity Café, Filly Brook and Arch Deli & Bar. The area is well served by public transport, with Leytonstone Central Line underground station less than ten minutes on foot. There are good schools close by.

The property is close to three local leisure centres which provide a host of sports activities and outdoor leisure pursuits are also well catered for with Wanstead Flats and Leyton Flats both being around a twenty minute stroll, with Hackney Marshes, Queen Elizabeth Olympic Park and Walthamstow Wetlands nature reserve also within easy reach.

Sellers comments.
Really lovely neighbours in block, mostly young couples or families. Really respectful and quiet. We have a block whatsapp group and stay in regular contact if there is any worries about the building, if anyone is having a day party in the garden they always give us a heads up and invite us.

I have re-done the entire bathroom and entire kitchen and put in all new appliances. The bedrooms have been newly carpeted and painted and the flooring in the rest of the flat was new in 2021. I have also built some cupboards in the living room and panelled one wall, which cleverly hides the tv wired. I have also put-up shelves in the bedrooms and hall way. The flat is very well decorated and maintained. There is a balcony shared with my neighbours who water my plants and herbs. The access to the communal garden is a massive bonus too, its pretty quiet and when people do use the garden they are kind and respectful. Often offering food and drinks if anyone is having a bbq in the summer.

Industry affiliations:
Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
