Description

Part of our Signature collection and offering over 4,000 sq ft of this unique Grade II listed former hospital converted by Lexden Restoration in 1996 is this versatile five bedroom home standing in communal grounds of around 10 acres in a delightful rural location, overlooking the Dedham Vale area of Outstanding Natural Beauty.

The property offers flexible accommodation over three floors and has heritage double glazing, oil central heating, extra insulation, a private garden, parking and a garage. Offered with no onward chain.

The property has two entrance doors that lead to lobbies and through to the central hall, one at the side and the other at the rear of the property from the courtyard. The hall has oak flooring with a staircase at one end leading to the first floor and at the other end a cloakroom.

On the lower ground floor level is a large utility with ample storage and plumbing for a washing machine and housing the oil-fired boiler.

On the ground floor is the sitting room with a large bay window overlooking the grounds with window storage seat and a wood burning stove. The family room is an extremely large room with French doors out to the courtyard, attractive oak flooring and could be sub-divided if required.

Finally on the ground floor is the bespoke kitchen with part tiled and part oak effect flooring. The kitchen has wooden units and work surfaces with granite at one end and further granite work surfaces with a butler sink. Appliances include a range cooker with gas hob, a corner integral larder fridge and space and plumbing for a dishwasher. French doors lead out to the front gardens.

On the first floor are three bedrooms and a study, which is located on the lower first floor level. Stairs lead on to the top floor. The principal bedroom has a large bay window, walk-in wardrobe and en-suite facilities that include a freestanding cast iron bath, walk-in shower, wash hand basin and WC with a deep storage cupboard.

The second bedroom again is a large double with four door sliding wardrobes and an en-suite shower room. The third bedroom is currently used as a gym and has fine views.

The second floor has a large landing with storage cupboards and an airing cupboard. There are two further double bedrooms, a bathroom and a second study. The principal bedroom on this floor has a walk through dressing area with a range of built-in bedroom furniture and wardrobes with glass doors to an en-suite with shower, WC and wash hand basin. The second bedroom has commanding views towards the valley and doors out to a balcony. The study again is positioned to enjoy the views and finally is a bathroom with bath, walk-in shower, wash hand basin and WC.

The house has great flexibility to extend the number of bedrooms or create a self-contained floor at the top or adapt the family room for annexed accommodation, subject to any necessary consents.

Outside
Jane Walker Park is approached by a tree lined private drive that serves the former hospital buildings. No. 5 is found at the far end of the main building and the drive sweeps round the back to a parking area by the garage. There is further visitors parking nearby.

A gate provides access to the private gardens of the property and the main entrance. At the rear is a walled paved courtyard with raised planters, a wood store and further store for the bottled gas cylinders. The side garden has lawns, fruit trees and a pebbled path to a brick patio with a raised border. The oil storage tank is found here and a further gate leads to the front where there is a shingle area and established shrubs. The grounds of Jane Walker Park extend to some 10 acres with woodland, grasslands and a children's play area and tennis court. The grounds are maintained by a management company for which No. 5 contributes £130 pcm.

Location

Jane Walker Park is found in a country lane at the top of the valley in Wissington, a small hamlet to the west of Nayland on the Essex/Suffolk border.

All village amenities are found in neighbouring Leavenheath and Nayland with the latter having a primary school, delicatessen, church and popular pub/restaurant. The A134 provides good road links through to the town of Sudbury with wider shopping and educational facilities.

The newly appointed City of Colchester is some 7 miles away and provides greater educational facilities, shopping and leisure with a mainline station having straightforward access and offering services to London Liverpool Street in well under an hour. Private schooling is also accessible with Littlegarth nearby and Holmwood House Nursery in the neighbouring village of Great Horkesley.
