Description

A31892CMO47 - This house has amazing views all around. It is just 300 metres from the centre of a beautiful and unspoilt village. Although the house is situated within walking distance from the village, it is far enough away to allow for the peace that the local wildlife adores. There is a wide range of wildlife that frequents the immediate area around the property, including deer, red squirrels, coypu as well as numerous birds such as woodpeckers, black kites, buzzards, kestrels, jays, kingfishers, hoopoe and amazingly bright yellow golden orioles.

This house is extremely versatile: it would make a perfect lock and leave holiday home with 4 double bedrooms, each pair at opposite ends of the house with a shared bathroom, and 2 fabulous socialising spaces on each floor. Alternatively, it would be suitable for a permanent family home, with lots of space, outdoor dining area and a manageable garden.

The outsdoors and pool area is perfect for relaxing, sunbathing, entertaining and provides you and your guests with spectacular views across the river. There is an island just offshore that provides a home for numerous species of egret, grey and purple herons, cormorants, gulls, sandpipers and many other birds. The view is constantly changing with variations in light and the different seasons. The Garonne River is directly on the migration route of many birds including osprey which are often seen as they migrate south in July and August.

In front of the house, just 40 metres away, is the Entre Deux Mers canal. The canal lock and the wharf the other side are close enough to enable you to moor your boat, and be able to walk to it! The canal is bordered by a walk/cycleway, the 'Voie Verte', that is excellent for running, cycling, walking or just watching the world slowly wander by.

The village of Mas d'Agenais has a beautiful Roman church, dating back to 292 AD, which houses a Rembrandt original. There is also a bakery, a couple of bars and restaurants and an excellent shop that sells everything almost around the clock. There is as a covered marketplace at the centre of the village.

Close by is the spa-town of Casteljaloux, which has all the necessary amenities, such as shops, schools (primary & college), sports facilities, cinema & restaurants. Also close by are Marmande and Tonneins. In addition to the International Airports of Bordeaux (98km) & Bergerac (81km) access to the A62 autoroute at Marmande is just 15km away, and the railway station SNCF at Marmande. The beautiful beaches of Archachon, Mimizan Plage, and the surfing beach at Biscarosse are all approximately 150km. This area is very popular with tourists. There are a number of locations where boats and kayaks can be hired. Locally, there are many cycling and hiking trails, with 46 well-known walks. The house comes as a complete ‘turnkey’ housing solution with all quality furniture, fixtures and fittings, televisions, CD and video players (with the exception of a few personal items) included in the asking price.

Entering into a huge ground floor living room from the riverside façade, there is a shower room to the right, and a door to the garage and utility room. To the left is a snug and the kitchen beyond.

In the corner of the living room is an oak staircase which opens onto a second large living room. The bedroom corridor to the left has 2 double bedrooms with a shared bathroom, as does the corridor to the right

Leaving the kitchen through the side door, there is a large decked sun terrace which buts up to the swimming pool and has a covered veranda for al fresco eating. The terrace leads to a path that passes around the front of the house. At a lower level, is a garden laid to lawn, with an enclosed orchard with cherry, walnut, elderberry and fig trees to the right.

The house has been fully renovated, with the work finishing in 2018, and as a result this is an extremely spacious and airy property.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
