Description

Somerset House is a successful, family run, eight bedroom B&B located within the heart of the Edwardian coastal town of Grange. Generously proportioned each room comes with free Wi-Fi, a flat-screen TV, desk tea and coffee making facilities and access to a private en-suite shower room, as well as the shared use of the communal dining and living room. The owners' living and bedroom accommodation includes a large double bedroom with separate walk-in-wardrobe, shower room and sitting room on the lower ground floor.

A private gate opens onto a flagged courtyard with space to sit and enjoy a morning cup of coffee. A front door opens into a vestibule, and a glazed door with a keypad entry system opens into the welcoming reception hall, with stairs directly ahead ascending to the first floor split landing and a glazed door through to the guest living and dining room. 

The formal dining space features a bay window, bathing the room in natural sunlight. The size and shape of the room allows a flexible arrangement of table and chairs, perfect guests in small or large groups. To one side of the room is a fitted storage cupboard and shelving for displaying a continental breakfast selection. The adjoining reception room provides an additional seating area for guests to relax on an evening.

Located off the living room is the kitchen, equipped with a range of high gloss and laminate fronted storage units and a complementary worktop, which extends around the room, providing invaluable preparation space. Fitted within the worktop is a stainless steel one and a half sink with a mixer tap and a five burner gas hob. Beyond the kitchen is a walk-in pantry, with stainless steel sink, fitted shelving and space for white goods. A door off the utility leads through to a large laundry room and workshop, with plumbing available for three washing machines. Glazed doors open out onto a covered and open terrace providing space for owners to sit out. 

Back in the kitchen a glazed door opens into a reception area to meet and greet guests, and a door provides stepped access down into the owners living accommodation, which includes a double bedroom, a shower room, sitting room and walk-in wardrobe/storage room. The walk-in wardrobe provides a versatile space that can be utilised for additional storage or alternatively as a home office/ study. The adjoining bedroom is a spacious double room, which has ample space around for wardrobes and drawers etc. Double doors from the bedroom opens into the sitting room, which is a comfortable sized room with modern fire and a glazed door opening out onto the terraced seating area. The shower room comprises of a three piece suite, including a shower cubicle with a wall-mounted  shower, WC and pedestal wash hand basin.

Returning to the entrance hall, stairs ascend to a half landing, where there are doors leading to two double bedrooms and a store room with WC and pedestal wash hand basin. Stairs continue up to the first and second floors, where there is a large family room, a twin and single on each level.
