Description

A32157LW86 - At the top of the private tree lined drive sits this traditional style farmhouse, to your left is the immense barn and the right are the L shaped outbuildings that together create a courtyard in the centre.

The house has 2 brand new entrance doors, one into the kitchen and one in the centre of the property into the entrance hall.
The stunning renovated kitchen is a huge space (35m²) with fitted units, an island (with electric sockets) insert woodburner and space for dining table and chairs. Next to the kitchen is the large and bright lounge (30.5m²) with tiled floor and window to the front of the property that continues through to the entrance hall. Leading from this entrance are 2 downstairs bedrooms (12.7m² & 15m²) and a bathroom with shower, wc, sink and plumbing for the washing machine.
A new wooden staircase leads up to the first floor. This floor has been renovated from the attic space and just a few finishing touches are required.
There are 3 bedrooms on this level with ensuite bathrooms (the middle bathroom needs the white goods installed) with exposed beams, velux windows and windows overlooking the courtyard at the front. The master bedroom has a walk in wardrobe space and on the landing there is an airing cupboard that also houses the electric hot water heater.
This is a fantastic renovation that now just needs the new owners to put their own stamp on the finishing touches to turn it into the house of their dreams.
Behind the house is a flat area of garden, perfect for installing a pool perhaps, with views across the counrtyside beyond. Attached to the house is an outbuilding, an old stable of approximately 50m², with a door to the front and windows to the rear, that could make a great home office or craft room.

The enormous barn (298m² appprox) is one side of the courtyard with large sliding doors. The roof will need replacing but this is a fantastic structure that could be developed into something wonderful for holding large events.
On the other side of the courtyard, closest to the house is an old bread oven in it's own building. Attached to this is a long outbuilding, old animal stalls, (78m²) with a strip of land the other side of them and at the bottom end is an old garage. Another outbuilding is joined to this, in an "L" shape facing the house. Approximately 33m² with doors to the front and little windows to the rear. This whole area could be developed into a gîte complex with bedrooms and living spaces as well as private areas of garden/terrace behind them (subject to permissions).

Overall this could be a fabulous project for somebody with a lovely house to live in at the same time. Only 10 minutes drive from the centre of Availles-Limouzine, 18 minutes drive to the larger town of L'Isle Jourdain and moe importantly perhaps only about 5 minutes from the popular motor racing circuit at Val de Vienne that attracts tourists/drivers requiring overnight accomodation in the area.
Poitiers and Limoges international airports are both approximately 1 hours drive.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
