LOCATION

5 Ivy Terrace is situated in the seaside village of Borth-y-Gest with views across the picturesque bay and extending towards the Glaslyn Estuary against the backdrop of the Snowdonia Mountain Range. With the property occupying such a prominent position within the centre of the village it allows ease of access to sandy beaches and various coastal paths. Within Borth-y-Gest there is a slipway for small boats and some moorings. The village offers a small shop, restaurants and a tea room with more comprehensive facilities nearby in the towns of Porthmadog and Criccieth.

On the recreational front there are numerous coastal and hillside walks beyond the village to unspoilt beaches and sandy coves. The Snowdonia Mountain Range offers extensive walking and mountain biking and there are many other tourist attractions including castles and historic houses and the popular Ffestiniog Mountain Railway. COMMUNICATIONS

The Porthmadog by-pass allows for ease of access to Caernarfon and beyond which is the A55 expressway. The A55 allows for ease of travel along the North Wales coast to Chester and the national motorway network serving the larger conurbations of Liverpool and Manchester whilst to the east of Porthmadog the A5 serves to provide access for those travelling from Birmingham and London.

DESCRIPTION

This and the main bedroom overlook the beach, the latter having French doors to a balcony.

OUTSIDE

The property is approached from the road up several steps to a tile flagged seating and dining area in front of the building overlooking the view. This area faces north east and enjoys the morning sun. To the rear of the house, and accessed via a flight of stone steps is the garden, which is above the first floor of the building and as such has views across the rooftops to the estuary and mountains beyond. There is a useful timber garden shed, and the garden itself has some dense bushes and enjoys privacy from the hedge and wall delineating the boundaries.
