Pull up on the sweeping driveway, where there is ample room for parking, and soak up the perfect blend of historic charm and natural beauty wrapped up in beautiful Lake District views.
Designed by the renowned architect George Webster in 1846, Summerlands Hall is a rare and special Gothic mansion, unlike which you've ever seen.

Grand Entrance
An impressive Gothic-style entrance welcomes you to the home.
Framed by intricate stone archways, coupled with decorative stained glass, this original front door leads into a large vestibule.

Setting the tone for what is to come, the stone vestibule with high ceilings and embellished stained-glass is a majestic introduction. You can almost feel the history of the home inviting you inside and beckoning you to explore the treasures within. Ease out of boots and shoes, slip out of jackets and coats, and step through the door and into the stately reception hall.

Beyond impressive, original black and white tiles extend under an ornate ceiling. The meticulous attention to detail and opulence are immediately apparent, from the luxurious wallpaper to the decorative archways and elegant wood panelling.

Ahead, the spindle staircase encourages you to explore the upper floor, but first turn right and make your way through the exquisite stained-glass doorway that leads into the drawing room.

Timeless Sanctuary
The past is very much present in this room and can be seen immediately in the ceiling. Adorned with cream and red roses from the period 1846 to 1890, when the Harrisons were custodians of the home, this room pays homage to the couple from Lancaster and York, a union beautifully reflected in the ornate ceiling. Two large windows with stained glass and bespoke drapery flood the room in light and display wonderful scenes of the gardens.

With hand-painted wallpaper from de Gournay, original parquet flooring, and a grand open fireplace designed by Frances Webster, this is a room you'll never tire of. Return to the reception hall and continue into the dining room, where every meal is imbued with a sense of elegance.

Exquisite Entertaining
Cosily carpeted in seagrass, with half panelled walls and wallpaper by Watts of Westminster and designed by A.W.N Pugin, this grand, formal dining room also boasts an ornate ceiling and original fireplace designed by Frances Webster.

Large windows flood the room in light and a window seat offers the chance to sit awhile and admire the views of the grounds.

Step through the door into the lobby, where the deep red of the walls stand as a testament to the loving renovations by the current owners. After carefully stripping back decades of paint to uncover the original wall coverings, they commissioned an exact reproduction.

Make your way through the arch on the right and into the great hall, where another breathtaking scene awaits.

A spindle staircase draws the eye upwards, where the gallery balcony, embellished ceilings and stunning roof lantern create a dramatic and captivating view.

Stunning wallpaper, decorative Gothic archways and warm wooden flooring combine to create an atmosphere of luxury and timeless elegance.

A beautiful original mantle, inscribed with the words, 'Where friends meet, hearts warm' houses the feature fireplace and serves as a delightful focal point.

Continue into the morning room, a light-filled space featuring an original fireplace, ornate ceilings and wooden flooring. Its windows and original shutters offer serene views of the gardens.
Return through the great hall, continue along the lobby and into the kitchen on your right.
Country in style, with plenty of cabinetry for storage above and below the granite worktops, there is ample space to create culinary delights.

Appliances include an AGA, dishwasher, fridge, freezer, washing machine and dryer. Note the line of servants' bells hanging on the wall, a poignant reminder to the home's grand past.
Freshen up in the cloakroom next door, comprising WC and washbasin, and pass another entrance point to the home before entering the vast cinema room.

Transformed Luxury
Once believed to be a billiard room, this area to Summerlands Hall was extended by the Radcliffe's in 1891.

The high ceiling, adorned with beams and stained glass, now features a magnificent chandelier that can be lowered as needed.

A William de Morgan tiled fireplace framed by an intricately carved oak mantle takes centre stage.
Just above, a retractable cinema screen adds a modern transformation to the room. Grab some popcorn and invite family and friends over for the ultimate movie night.
Peep into an office that can be reached from the back of this room, before retracing your steps to the great hall and taking the door at the foot of the staircase that leads into a large area, currently being used as an office.

Overlooking the gardens, the room is filled with light, featuring an ornate ceiling and stained-glass windows. An impressive oak mantel, carved with lions' heads, houses the log-burning fire and is ready to be lit on cooler evenings.

From here, access to the second kitchen can be made, comprising plenty of cabinetry with storage. Appliances include fridge, freezer, dishwasher, microwave and gas-powered AGA. A downstairs cloakroom can be found along with a utility area and access to the outside.

Serene Sanctuary
Return to the grand hall and ascend the wide, wooden staircase adorned with a Gothic newel post and a bespoke runner designed to complement the colour of the walls.

Once on the gallery landing, continue into the first of two dressing rooms.
Filled with light and with plenty of space to keep all personal items expertly organised, discover an additional dressing room next door with the same abundance of storage space.

Make your way into the suite on the next right, where blue flock and Gothic lily wallpaper create a luxurious ambience. The oiled floorboards, along with the fireplace, enhance the room's charm, while the beautiful bespoke drapery framing the bay window, showcases the views outside.
Flow through to the extensive bathroom that can also be accessed from the hallway. Wonderfully large, this spa-like room comprises a walk-in shower, wash basin, WC and sumptuous roll top bath with claw feet.

Perfect for enjoying a long soak, the bath has a shower attachment and is tucked away at the far side of the room. Two chandeliers and additional wall lighting add to the natural light in the room, providing a bright and calming space.

Flexible Spaces
Take the door that leads to the corridor, and peep into a room that's currently used as a gym, but lends itself to an array of possibilities.

Stairs to the right lead to two bedrooms, perfect for visiting friends and family. Retrace your steps back down the staircase and return to the main reception hall.
Ascend the wooden staircase and make your way into a beautiful seating area. With large bay window, fireplace and chandelier lighting adding to the illumination, this room connects to several areas within this part of Summerlands Hall.

Turn left to find a family bathroom comprising a walk-in shower, bath, wash basin and WC. A dressing room is opposite, and a large bedroom with a 4 poster bed can be found further along. Take a rest at the window seat and look out over the gardens that are showcased in the bay window.

Return to the sitting room and continue ahead to another bathroom featuring a walk-in shower, WC, and washbasin.

Three bedrooms can be found on the next right, all of a generous size and filled with plenty of light and space for storage.

The cellar, a complete footprint of the house, offers an abundance of space. Fitted with light and power, it presents endless possibilities for storage, workshops or further development. With 36 cameras and a full alarm system installed, all of which can be controlled remotely, enjoy peace of mind at all times.

Out and About
Summerlands Hall is perfectly positioned, offering the best of both worlds - rural tranquillity with all the essentials close at hand.

The lively market town of Kendal is just a 12 minute drive away and is packed with both high street and independent shops, cafes and eateries. It also has a leisure centre and The Brewery Arts Theatre, which houses a cinema and holds numerous events throughout the year.

Private and secluded, magnificent and historic, Summerlands Hall is more than a home, it's a dream Lake District lifestyle filled with wonder.

About AshdownJones, The Lakes and Lune Valley

1C Low Cleabarrow Business Centre Windermere Cumbria LA23 3FA

Hey,

Nice to 'meet' you! We're Sam Ashdown and Phil Jones, founders of AshdownJones - a bespoke estate agency specialising in selling unique homes in The Lake District and Lune Valley.

We love a challenge...

Over the last eighteen years we have helped sell over 1000 unique and special homes, all with their very own story to tell, all with their unique challenges.

Our distinctive property marketing services are not right for every home, but those clients we do help consistently sell quicker, and for a higher price.

If you have a unique home in The Lake District or The Dales, lets put some time in the diary to have a chat. Within an hour (or possibly two), you'll have a clear picture of how we could help you sell your home for the price you want, in the timescale you need. You may not be considering selling right now, and that's cool with us, having all the information will help you make the right decisions for you and your families.

After all, the right advice, at the right time, makes all the difference.

Selling property is what most estate agents do; changing people's lives takes longer, but it's what we at AshdownJones do. Moving house will change your life, and we want to be a part of that change, helping you every step of the way.

Let's have a chat over a cup of tea (preferably Yorkshire) and talk about what's best for you.
