Description

An excellent opportunity to purchase a lovely character-filled two bedroom cottage, in a convenient location just of the centre of Llanwrtyd Wells, in the heart of Mid-Wales.

Approached from the A483, the property enjoys a small courtyard front garden, with enough space to enjoy a morning cup of coffee, and the entrance door leads in to the reception room of the cottage, enjoying exposed stonework, a staircase to the first floor landing, and door to the kitchen. Measuring 4.57 x 4.34m, this is a wonderful space to relax, with enough room for a dining table if required. There is a feature fireplace currently housing a gas stove, and window to the front allowing in plenty of natural light. The original door into 2 Irfon Crescent would have been under the stairs, but is currently boarded up. The 5.63 x 1.99m kitchen/breakfast room enjoys ample space for food preparation and cooking, there is also an external door to the rear garden.

The first floor landing leads on to two bedrooms, one a double room, and the other a comfortable single. Both enjoy fine views over the River Irfon and to the countryside beyond. The single bedroom is currently being utilised as an office/home study. The landing also has the benefit of a ladder style staircase leading to a converted attic room, with limited headroom. Measuring 4.49 x 2.51m, this space could be used as an occasional bedroom, if additional accommodation was required.

Externally, the property benefits from the aforementioned front garden space, and to the rear, is an area of hardstanding which could be made into a lovely private sun trap. At the bottom of the outside space, is a stone built workshop. On the opposite side of the road a pedestrian gate gives access down a set of shared steps to a gently sloping lawned garden running down to the River Irfon which is lined with mature trees and shrubbery.

An excellent first time buyer or buy to let opportunity - viewings are essential!

NB: Please note there is an opportunity to purchase both 1 & 2 Irfon Crescent collectively, as listed on this website.

The property is positioned just off the centre of Llanwrtyd Wells, one of the smallest towns in Mid-Wales, sitting astride the River Irfon. With a population of approximately 1,551, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – the upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
