Description

Impressive detached family house surrounded by mature gardens of about 1.44 acres

Description

Foxwood House is an impressive detached family house, built for the current owners in 1997 and situated in a central yet secluded location on The Platt, in Lindfield. The house sits in a tucked away position, set back in the largest plot on this no-through road, and is surrounded by its own leafy, mature gardens which extend in all to about 1.44 acres.

Foxwood House is built with handsome brick and render elevations, which are Tudorised with exposed beams. It has a generous footprint and well-proportioned accommodation, and offers a versatile layout that is ideally suited to family life; it is arranged over two floors and has great potential to further extend into the loft (subject to the necessary consents). There is neutral décor to most rooms and the drawing room, stairs and landing have recently been recarpeted and redecorated.

The double front door opens to the spacious reception hall, which has recently been repainted and sets the scene for the house, with wood flooring and high ceilings; the striking turned staircase is fully glazed to the front, ensuring natural light throughout the hall and landing, and creating a wonderful frame for the views of the trees and garden.

To the right, the triple aspect drawing room has an open inglenook fireplace with an oak bressemer; the family/play room offers a more relaxed space, and could be used as a dining room, with a door to the kitchen and bi-folds to the garden terrace. The drawing room and kitchen also have bi-fold doors which open up to the terrace, creating an excellent flow between inside and outside, which is ideal for entertaining.

Across the hall, four steps lead down to the dual aspect dining room. This room offers great potential for a number of uses, being set lower than the rest of the ground floor, for example it could also be used as a home office or a further play/sitting room. Next to the dining room is a cloakroom.

The triple aspect kitchen/breakfast room is well-equipped with black granite worktops and pale cream cabinets; the walls and cabinets have recently been repainted. There is a Rangemaster stove, and two sets of bi-fold doors opening up to the garden terrace. Next to the kitchen is a utility room, with a useful double cloakroom cupboard and a door to the side garden.

On the first floor, the principal bedroom enjoys a dual aspect, with a delightful outlook over the gardens; it has a dressing room with fitted wardrobes and an en suite. The dual aspect guest suite sits at the opposite end, tucked away and reached via four steps, and also with an en suite. There are three further bedrooms, two with built-in wardrobes and one fully fitted for use as a home office. A family bathroom completes the accommodation.

Outside, the property is reached via a gated driveway which leads up to the levelled parking area ahead of the garaging and house. The four car garage has two up and over doors, a courtesy door at the rear and has a boarded loft, together with an attached, covered log store. To the rear of the garage is a greenhouse.

The terrace spans the rear elevation, offering space for furniture, for eating al fresco and enjoying the beautiful surroundings. The gardens have a natural design, with sloping lawns interspersed with many mature trees and some flower beds; they are fully enclosed with established shrubs and trees planted ahead of the fenced boundary, and attract a variety of wildlife. There is a rear gate (currently unused) leading on to Gravelye Lane, with its shop, GP surgery and pharmacy. In all, about 1.44 acres.

Agent’s Notes: 1. No.18 has right of way over the first portion of the drive to reach their driveway. 2. The round summer house is not included in the sale. 3. There is a TPO covering the property.
