Description

On the first floor there is a spacious galleried landing. The three bedrooms on the south-facing elevation each have balconies, the central one offering space to sit and enjoy the views. The principal and guest suites each have fitted wardrobes and en-suite shower rooms. The principal suite also has full air conditioning. There is a fourth bedroom, and a family bathroom completes the accommodation. The attic is heavily insulated and partly boarded, with lighting.

The house has oil-fired central heating: underfloor to all rooms on the ground floor with individual programmers, and radiators to all upstairs rooms. The three bathrooms also have electric underfloor heating with individual programmers.

Ashfold Farmhouse is approached via a long driveway, which sweeps down past the paddock to the main grounds, passing a striking former grain store which now provides storage. The paddock has mains water connected. Opposite the house is the pool barn and hardstanding offering parking for several vehicles.

The versatile pool barn has a mezzanine and a large wet room (which also serves as the pool changing room), a garden store and a boiler room which adjoins the neighbouring Ashfold Barn annexe. The oil-fired boiler provides heating for the pool and underfloor heating to the pool barn and wet room. The kitchen area in the pool barn has a built-in pyrolytic oven, induction hob and dishwasher. There is also an American style Samsung fridge/freezer.

The large pool (36’ x 16’ x 8’ in deep end) is sheltered by a charming brick wall and surrounded by a large paved terrace offering plenty of space for umbrellas, tables, and loungers, with a lawn to one end.

West of the house are two adjoining barns, currently used as workshops. One also has an upper floor with storage cupboards. There is mains electricity and water, and they have potential to create a home office or further accommodation (subject to planning permission). Beyond this is an area of woodland, with an open bay log/machinery barn with lighting and power points.

The gardens and paddock which surround the house are principally laid to grass, with areas of mature woodland to the east and west. In season the woodlands abound with a large variety of wild flowers such as bluebells, primroses and daffodils. About 10.3 acres in total.

Situated in the High Weald Area of Outstanding Natural Beauty, in a semi-rural position on the outskirts of Handcross. Handcross offers independent stores,

There are miles of footpaths and bridleways in Sussex across the surrounding countryside, the South Downs National Park and Ashdown Forest. Spa and country house hotels include South Lodge, Ockenden Manor, and Alexander House. Sussex offers a vibrant cultural scene, with world-class opera at Glyndebourne, and the annual Brighton Festival presenting a huge programme of theatre, dance, classical music and literary events.

Transport: Three Bridges rail station (6.6 miles, London Bridge from 35 minutes). The junction for the A23/M23 is less than a mile to the east, giving access to Gatwick airport (eight miles), the south coast and the M25.
Schools: Handcross Primary School, Warden Park Secondary Academy, Cottesmore, Handcross Park (Brighton College), Great Walstead School, Burgess Hill Girls, Cumnor House, and Ardingly, Hurst and Brighton Colleges.
