The property is located in the municipality of Játiva/Xàtiva, capital of the region of La Costera, situated in the south of the province of Valencia, close to the provinces of Alicante and Albacete.

The town is very well communicated with Valencia by train and motorway. It has a suburban train service that connects with the Valencian capital every 30 minutes. There is also a medium distance train service to the main cities in Spain. It also has a bus station with intercity services.

Just a few kilometres away, the A-7 motorway runs from the north of the country along the Mediterranean coast (Gerona, Barcelona, Tarragona, Castellón and Valencia) to the south of the country (Alicante, Murcia, Almería, etc.) and the A-35 motorway to Alicante (inland), Albacete and Madrid.

The nearest beach, Gandía beach, is 50 km (40 minutes) away. Dénia is 90 km (65 minutes) away, which connects the mainland with the Balearic islands of Ibiza and Formentera by boat. Valencia, the provincial capital, is 60 km (45 minutes) away and Valencia airport is 70 km (50 minutes) away.

The climate is typically Mediterranean. With mild temperatures in winter and warm in summer, with maximum temperatures sometimes approaching or exceeding 40°.

Although it has quite a lot of industry, the service sector is the most important sector in the city, as it covers both the inhabitants of the city itself and the inhabitants of all the nearby towns, both in the area of La Costera and La Canal de Navarrés (around 38 municipalities in total).

The fiestas are one of the main attractions of the city. The main ones are La Feria and the Fallas. The Fair began to be held in 1250. It lasts 6 days, from the 15th to the 20th of August, and its main street, the alameda, is full of activity thanks to the commercial offer and the fair attractions. Initially, the main reason for the fair was the sale of livestock.

The fallas have been celebrated since 1865, when the first fallas monument was created in the Plaça de la Trinitat. After the capital of the province, Valencia, Játiva/Xàtiva was the first town in the Valencian Community where fallas were planted. Nowadays, 19 fallas are planted, with their corresponding children's monuments.

It has a long history, as it was one of the most important towns in the old Kingdom of Valencia, even rivalling cities such as the capital of the province and Orihuela, the other two most important cities of the time. It saw the birth of the Borgia popes and still conserves an important artistic and cultural heritage. In 1707 it was burnt by the troops of King Philip V during the War of Succession.

There are many interesting historical monuments to visit. The main one is its castle, which has two parts: the main castle and the smaller castle. The Collegiate Church of Santa Maria, also known as ‘La Seu’, is also very famous.

Created in France in May 2008 by Malik Benrejdal, Jérôme Chabin and Sébastien Caille, IAD is today the largest network of real estate consultants in the country, with thousands of consultants spread across French territory. It was in a garage that the desire was created to create a fully innovative real estate network, with the aim of providing a close follow-up to clients who want to sell, lease or acquire a property, guaranteeing an unparalleled online disclosure while simultaneously revaluing the proffesion of real estate consultant .

The IAD concept is thus based on three fundamental pillars:

- Real Estate: the founders of IAD France are all from real estate;

- The Web: dematerialize the agencies to propose a more competitive service to the client and to provide a work environment optimized for the consultants;

- Network Marketing: create a dynamic network of proximity, based on the sharing and freedom of each consultant can make to evolve his career.

In June 2015, IAD took the first steps in its internationalization with the birth of IAD Portugal. Vincent Morin is now president of the company, sharing management with three other real estate experts who have been part of IAD France since its foundation: Bryan Longet, Tony Ferreira (Portuguese-descendant) and Kader Mouloudji. Among the founders of IAD Portugal are Pedro Pimenta, a businessman who for more than a decade has been recognized for his success in the field of new technologies, and Joël Pereira, who currently signs himself in France as one of the best ROCs in his generation. Six brilliant minds who have come together to bring this innovative project to Portugal, which has been experiencing an absolutely remarkable growth ever since.
