Description

A beautiful 19th century coach house & stable block, converted in the 1950's into an excellent family home in desirable Old Heathfield. The exterior stone finish and intricate flashing provide plenty of character, alongside the large decorative coach house doors. The property benefits from views of All Saints Church and overlooks neighbouring fields.

A large gated driveway with a single open car port, leading to the rear of the property with parking for several vehicles. The main entrance to the property is via two large wooden doors up a stone step, shouldered by two large windows. The entrance hall is generous, with herringbone parquet flooring and provides access to the downstairs cloakroom. A second entrance provides access to a porch with an adjacent boiler room and leads to the kitchen. The farmhouse style kitchen has an oil-fired AGA (cooking only), a walk-in pantry and a variety of wooden storage units. Integrated appliances include an integrated electric hob and oven, with space for a washing machine and fridge/freezer. The drawing room has a dual aspect, a brick fireplace and parquet flooring. The dining room has a large brick fireplace with space for a good sized family dining table and additional storage.

The study is an excellent size and looks out to the garden. It also leads to the fourth bedroom, which has its own entrance from the garden and a sauna, creating the potential for an annexe.

The first floor landing is galleried, creating a sense of space. Bedroom one is a generous double with a dual aspect and a dressing area leading to the large en suite shower room, containing a large walk-in shower and plenty of storage. Bedroom two is a good sized double with built-in storage and overlooks the garden and neighbouring field. Bedroom three is another double bedroom. The family bathroom completes the first floor and comprises a bath with a shower attachment, w.c., pedestal wash basin, and heated towel rail. The bathroom has a tiled finish and includes the airing cupboard with hot a water tank.

Outside: A large walled stone patio provides an excellent entertainment space. Steps with well stocked borders containing acer, holly, and box hedging on either side lead down to the lawn and the rest of the garden. The lawn is East facing and is lined with hedgerows, overlooking neighbouring fields. Several summer houses line the Northern border for outside storage space. To the front the boundary is lined with hedging for privacy and separated from the house by mature beds containing a variety of foliage, ideal for those with green fingers.
