Description

This charming one-bedroom ground-floor converted flat is situated in the highly sought-after Upper Leytonstone area, known for its vibrant community, excellent local amenities, and convenient transport links. The property is surprisingly spacious and includes a private garden, with neutral decor that invites personal touches.

Recently fitted with a smart meter via Octopus Energy, this home offers efficient energy management. The flat benefits from a strong sense of community, with friendly neighbours who often help each other out.

Set back from the street, this handsome period property features a generous front garden that provides added privacy thanks to managed tree planting. A newly laid herringbone brick path leads to the attractive portico and shared front door. Upon entering, the hallway retains original mouldings and floorboards, exuding character from the moment you step inside.

To the left is a large airy living room that offers ample space for furniture and personal style. Original sash windows in the tall bay window overlook the partially enclosed front garden, creating a serene view that attracts birds and wildlife. A large mantelpiece and gas fire enhance the room's charm, making it a cozy retreat for relaxation or entertaining guests. The hallway also provides access to understairs storage and steps down to a spacious cellar—ideal for additional storage or potential conversion into a utility space.

The double bedroom provides a peaceful sanctuary at the end of the day. It retains original features, including mouldings and ceiling rose, along with two recesses for wardrobes or additional storage.

The kitchen-diner is designed for both functionality and style, featuring light grey cabinets complemented by white worktops and light wood-effect lino flooring. A large window at the rear fills the space with natural light, creating an inviting atmosphere for cooking and dining. There’s ample room for all appliances as well as a table and chairs. An adjoining utility room offers practical space for a washing machine, tumble dryer, and shelving.

The bathroom boasts a white suite comprising WC, sink, bath with shower above, and a storage cupboard housing the combi-boiler. The attractive lino flooring mimics tiles beautifully, providing both heritage style and ease of maintenance.

At the rear of the property is a fantastic private garden with a concrete side return leading to a lawn surrounded by established hedges—a perfect spot to soak up summer sun or host BBQs with friends and family.

Upper Leytonstone is not just about convenience; it’s about community. This peaceful neighbourhood offers everything needed within easy reach. With strong connections to Sir Alfred Hitchcock's legacy, local businesses reflect this charm—think delightful cafes like "Out of The Woods," cozy pubs such as "The Birds," and various independent shops. Supermarkets are nearby as well as more bars and restaurants on Leytonstone High Road.

Leytonstone Central Line Tube Station and Leyton Midland Road Overground are both within walking distance, making commuting or exploring London effortless. Easy on-street parking is available within the Controlled Parking Zone (CPZ).

For outdoor enthusiasts, Hollow Pond and Leyton Flats are just a short stroll away, while Wanstead Flats, Hackney Marshes, and Walthamstow Wetlands Nature Reserve are all easily accessible for nature lovers.

This flat is rare to market and offers high ceilings along with period character—plus potential for expansion with architect sketches available. Whether seeking a first home or an investment opportunity in a thriving area, this property has it all.

Sellers comments
We are moving because we are relocating but we are sad to be leaving our lovely flat in Upper Leytonstone. We've been happy here for 18 years far longer than the 3-4 years we had planned.

While we're excited about what's next, we'll definitely miss our friends and neighbours, having the forest almost on the door step, seeing the seasons change around on walks around Hollow Ponds and coming home to enjoy watching the birds on the bird feeder.

We'll also miss being so close to the Olympic Park and the convenience of jumping on the Central Line and being in Town within half an hour.

Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
