Description

2 Southgate Cottages is a charming period Cottage close to the town centre of Wincanton. The property is built from natural stone with brick detail and has wooden windows, there is a wooden entrance door that leads to the entrance hall. In the entrance hall there are wooden part panelled walls which also lead upstairs and there is a terracotta tiled floor with a matwell, there is a latch and brace door leading into the sitting room which is very cosy.

The sitting room has a natural flagstone floor and an inset wood burner with brick to the rear with a slate hearth which is slightly raised. There is a dado rail and wooden windows which are double glazed to the front, there is also a slim window seat. In the sitting room there is also an under-stair cupboard which makes for great storage space. From here there is another latch and brace door which leads into the kitchen.

The kitchen has a range of modern wall and base units and a stainless steel, single drainer sink unit with mixer taps. There is a fitted oven and gas hob with an extractor hood, wooden panelling to the rear and tiled windowsills. There are casement windows to the rear which are wooden, and the floor is made up of rather lovely terracotta tiles, there is plumbing for a washing machine and a tumble drier as well as space for a fridge freezer. This room has a lovely exposed brick wall and there is a stable door leading to the rear garden. There is a little breakfast bar with laminated work surfaces and a radiator.

There are stairs to the first floor which lead to a landing area where there is a loft hatch. The first bedroom is to the front of the property and has attractive stained natural wood floorboards and an original fireplace with cast iron grate. There are double glazed wooden windows to the front, a dado rail, a radiator and a good-sized airing cupboard which houses the hot water tank. Leading into the second bedroom which has a dado rail and could easily fit a double bed and has a double-glazed window to the rear as well as a radiator and telephone point. As you enter the bathroom, you will notice it is fully tiled, has an enamel bath with period style taps and an over bath Mira electric shower as well as a WC with a chrome heated towel rail.

The rear courtyard is very pleasant indeed, it is enclosed by fencing and has a block paved terrace. It is very well planted in the boarders with plenty of room for tubs, there is also a very useful double-sided store which has two rooms, this could be converted to provide a studio/workshop. The gas meter is outside and there is a right of way for this property going into next doors to take out the bins, but the other house does not have access to number 2.
