Description
Your new and smart SE4 abode measures in at 1858 square feet (this excludes the useful cellar/storage area), over three floors.
A west-facing and low-maintenance 'city' garden - stretching circa 25 feet - completes the package.
The street is of the quiet residential variety, in a strong spot - with handy local shops, cafes and a great Zone 2 station close by, plus cafes and convenience stores. You are also really close to the well-liked John Stainer Community Primary School.
The house is rich in welcome and no-expense-spared enhancements. Examples include all new hardwood double-glazed sash windows throughout (Velfac & Velux to loft), underfloor heating to the kitchen, full Duravit bathroom and shower specification, engineered oak floors throughout (except in the bathrooms), and oversized internal doors.
Further, all external walls are internally insulated (other than the two living rooms at ground floor); retaining heat and reducing the cost of bills, and you will enjoy a new fully-insulated roof with natural Spanish slate (from Cupa Pizarras).
In your pretty-in-pink front door and you open into a welcoming high-ceilinged hall, with stairs running up ahead. Your hall hosts a generous under-stairs coat closet and a neat downstairs/guest w.c.
To your right, slide a door open to your traditional double-reception. Your front room is over 13 feet by over 12 feet - with slimline column radiator, coving and rose detail, and a feature fireplace with beautiful marble surround. The second reception (open to the first) is over 10 feet each way, with a matching fireplace to next door, and coving and rose detail again. A sash window (over another slimline rad) sits onto a cute courtyard - ensuring the room gets good light.
Beyond is your amazing back room of over 21 feet by over 15 feet, incorporating dining and kitchen spaces. The photographs can do the bulk of the talking here! But we do have to mention such joys as the oversized timber-framed glazed doors (to both ends of the former side-return space), exposed brickwork, and the cool kitchen island and custom-made cabinetry. The rear bay onto the garden is pleasingly retained (four bays in total in this house!).
Up to the half-landing and at the back of the house you have a good-sized double bedroom, with the property's main sash-windowed bathroom next door. This is a high-end affair, with contemporary sanitary ware including a double-width sink, heated towel radiator, concealed plumbing, and a walk-in shower.
From the main landing, another double bedroom rests to your left (this is over 10 feet each way), complete with a decorative fireplace. Then you have a large bayed principal bedroom across the front of the house. This is over 16 feet by over 13 feet, with a bank of bespoke and built-in wardrobes.
The rest of the house is an artful extension. First you'll find a long bedroom/office which seamlessly flows off the landing. This is over 21 feet by over 5 feet, with a huge roof light in addition to a traditional sash window. The room is currently fitted out with a long desk - three or four of you could work, study or hobby hugely happily here.
Up again and you have a large bedroom in the former loft space - of over 18 feet by nearly 10. This has smart built-in storage and accessible (cupboard-access) eaves storage as well. Next door is a cool and contemporary shower room with plumbing and space for your washing machine. Clever!
Kids or thinking of? The local primary schools are all good ones: John Stainer, Myatt Garden and Haberdashers' Hatcham Free School (the latter has secondary provision, and all have nursery places from age 3).
Winning-at-life close is Brockley Station: Fare Zone 2 and on the London Overground network (as well as offering mainline services). The area by the station has been recently pedestrianised and the cafes and eateries here pleasingly spill into the street, giving it a warm European feel.
Also locally you have a small Sainsbury's store, a yoga studio (this is a good moment to mention &osteo fitness and therapy rooms in Brockley as well), and Good As Gold coffee shop. Also close is Cooper's Bakehouse (in Dragonfly Place).
Central Brockley is a short stroll for cafes, restaurants and bars (which are independent in the main). We like Tai, Ellary's (formerly The Orchard), Parlez, Brickfields, Brockley Brewery and Browns of Brockley as just some examples.
Nunhead with its high street and village vibes is also close. Here we rate BAR D4100, Kudu Grill, Ayres bakery, Mother Superior and El Vermut bottle shops (with tables too), FC Soper wet fish shop and The Old Nun's Head.
We're big fans of New Cross's centre as well, with its pretty, historical buildings, and growing number of pubs and eateries - including The Rosemary (organic Hungarian fayre), The Rose Inn, The Earl of Derby, The Amersham Arms and Meze Mangal. Thanks largely to Goldsmiths University, New Cross attracts a cool crowd and even has its own contemporary art gallery: Goldsmiths CCA.
Deptford High Street and Broadway are also local - for an array of bars and restaurants in Deptford Market Yard and on the high street itself. And hip Peckham is also easily-reached for more options - some of our favourite SE15 spots are Peckham Bazaar, Levan, Forza Wine, The Begging Bowl, Ganapati, Peckham Levels and The Bussey Building.
For park-life... you've got Telegraph Hill's pretty Victorian ones (with views) close by. Telegraph Hill Upper Park is very popular on NYE for the panoramic views of London and the fireworks. Hilly Fields and Ladywell Fields and Nunhead Cemetery are also close. And Greenwich Park and Blackheath Common are but a short bus ride/cycle/drive.
