This large self-contained studio, with kitchenette, shower and WC, is part of a small hotel in Kemp Town. During the summer it is let out on air-bnb. But now winter is coming it is available for a MAXIMUM of 5 months, before it will go back to its regular use from next Easter
Because this is a special, unusual place, I am looking for a particular type of person to stay here.
Firstly, the arrangement of the space is unusual. So please check out the photos carefully. The main part is the living area, with a kitchenette (see later for a list of facilities) and en-suite shower and WC. There is a dining area in the bay window and from here you can see the sea...about £150m away, at the bottom of the road The sleeping area is a mezzanine floor up in the roof. The access is via a spiral staircase. Because the sleeping area is in the roof the ceiling is sloped and there is restricted height here. See the photos. The bed is a comfy 100% memory foam mattress. on a futon base. It's a small double mattress 1.2m x 1.9m. But although it's a big space with a double mattress this room is for a single occupant. Please don't even bother applying if you are a couple. The answer will be no.
I am looking for a particular type of person for this space. Someone who will fit in well with the rest of the hotel operations as there will be hotel guests staying throughout the winter.
The person must have a quiet lifestyle. No loud music. The person must be working regular hours., not getting up excessively early.. which may create noise.. and certainly not going out and coming home late. So it may not suit someone who works unsociable shifts or gets up very early and commutes to London. If you occasionally like to go out and come home after midnight then this should be a very infrequent occurrence, not every weekend. Again...potential noise is the issue.
This doesn't really fit the lifestyle of most young people. So I will be favouring an older person. Someone who is at LEAST 25. So if you are 19 years old and tell us how 'mature and sensible' you are, then i'm not only going to be somewhat suspicious, but will probably tell you to stop being so sensible and go out and have some fun!
I'm looking for someone who is meticulously clean and tidy, and takes good care of things. This room will revert to being hotel room from next Easter so it has to be kept in good condition.
Friends visiting? Occasionally is fine, but this should be a rare thing.
So this is a lot to ask from someone renting a room. What do you get in return? Well a large really cool space that you don't have to share with anyone else. Your own living space, and a kitchenette with a fridge, microwave, toaster and kettle. Please note there is no hob or conventional oven. There is a separate Kitchen in the building with a hob and oven which you may use occasionally with prior agreement. But for the most part then you will need to be happy with just using the kitchenette.
Some perks of the hotel. You will get your bed linen washed and towels will provided. There is also access to a washing machine and dryer in the building for your personal laundry needs
Most importantly ALL bills are included. And because this is a hotel the heating is on all day if needed. From 7am until 01.00. Indeed when it is cold I turn it on 24 hours. So no huddling in a cold house waiting/hoping for a live in landlord to turn the heating on. Internet, Council tax and water is all included.
What else? The house is in a good location. On Lower Rock Gardens close to the sea. Did we mention you can see the sea from the window. This is what Brighton living should be about.

I am looking for a very specific type of person. So If you can convince me that you are that person then you are in with a good chance of getting a viewing. Anyone who cant be bothered to do that then I'm afraid wont get the chance to view.
