Description
The house is two stories over a basement which houses a wine cellar of 25 m². The ground floor has a principal, off-street entrance and includes a very spacious living room of 35 m² with fireplace, a kitchen, a dining room, study, bathroom and a further reception room. These rooms are connected by a charming central hallway, the living room has direct access to the courtyard. The courtyard and garden space is private, nicely enclosed and is about 400 m², it has an entrance for a car with a garage of 20 m² and has storage areas and woodshed.
The first floor also has a pleasing central hallway with an open and bright stairway linking the two floors. On the first floor we find five bedrooms, two bedrooms have a terrace overlooking the garden and the master bedroom is a generous 35 m². The house has services present, is in good condition but would obviously benefit from some restorative work and with style and flair a very elegant townhouse will once again emerge on the site. Much of the fabric of the house is of very good quality material, the flooring and much of the carpentry is very good, there is a great deal here to conserve and utilise in any project. An opportunity to acquire a very well laid out five bedroom house in a thriving centrally located village, it has the potential to become a very charming home with bright elegant interiors and a delightful garden.
Carnello has a number of restaurants, ranging from the elegant Mingone to casual pizzerias, a choice of bars and cafes, butcher, baker, greengrocer, hardware store, hairdressers, furniture store, newsagent, post office, school etc, while still being compact and easily walkable.
ARPINO, ISOLA DEL LIRI, SORA AND THE CIOCIARIA
Arpino, Isola del Liri and Sora are three of the major medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. Carnello lies in the middle between Isola, with its famous waterfall, its many musical events, and its bars and restaurants, Arpino, with its rich history, and the administrative and commercial centre of Sora.
The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Isola del Liri itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside including Isola del Liri that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
