Two properties, one in good condition and the other to restore, in a pretty stone hamlet a stone's throw from the town of Comano.

Entered from a pretty, gated courtyard, the main house has steps up to a little terrace, and door to: living - dining room with fitted kitchen and pellet stufa, large bathroom and two bedrooms (one double, one single). French windows open onto the dining terrace, a lovely, private outdoor space, with views to the hills.

Stairs lead down to: comfortable taverna with forno, WC and doors to second terrace. On this level is are also cantinas (with street access) currently used as a laundry, workshop, and for storage.

Across the lane is a small, fenced garden with BBQ area, fruit trees, herbs and flowers.

Windows are double-glazed, with flyscreens. Central heating is fired by the pellet stufa, with a gas boiler for hot water.

Across the courtyard is the second property, requiring internal restoration to create a kitchen, downstairs bathroom, and one or two bedrooms upstairs, with door to balcony.

Located in a quiet position, in the hills above the town of Comano. There is a friendly bar / pizzeria within easy walking distance of the property, with further amenities close by in Comano.

Comano is a little town at the head of the Taverone valley with a backdrop of the breathtaking Apennine Mountains. There are many walking trails leading from Comano and the surrounding villages to the hills. The town, which is surrounded by the farming community, hosts an annual horse festival in the summer and offers a good selection of facilities - two bar/restaurants, bakery, pharmacy / medical centre, garage, post office, tourist information point. A footpath leads through the woods to a crystal clear river with little waterfalls and rock pools for swimming.

Lunigiana is a magical part of Tuscany. The hills which encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hours drive.
