Description
It's situation in Little Hereford, bordering three counties, Shropshire, Herefordshire and Worcestershire, means easy access to Ludlow, Tenbury Wells, Leominster and the city of Hereford for shopping, services and schools. The village has a church, a village hall and pick-up points for local schools.
The property is entered through a bright entrance hall, filled with natural light, from which doors lead into the kitchen, utility room, and study. The impressive kitchen/dining room has a brick inglenook fireplace with original bread oven and wooden beam above, glass doors to the garden, and a beamed ceiling. It is fully equipped with ample kitchen units, a built-in double oven, electric hob, an extractor hood and an integrated dishwasher. A walk-in pantry with generous storage space is accessed from the kitchen.
There is stone flooring throughout the kitchen, the utility room and the hall, with underfloor heating throughout. Windows and a skylight provide plenty of natural sunlight. There is also a built-in cloak cupboard. The utility room is fitted with a sink, plumbing for a washing machine and space for a dryer, as well as two useful storage cupboards, a WC and wash basin. The study is entered from the hall, and has oak flooring, and windows to both front and rear, overlooking the gardens. This is a flexible space, which could be used as a dining room or additional reception room. From it a connecting door leads into the superb sitting room with a feature wide window at the rear with spectacular views across the garden and the adjoining fields to the Clee Hills in the distance. There are two further windows, a large Jotul wood burning stove and an oak floor.
Stairs rise to a very spacious first floor landing which is divided into two sections. There is space leading to the main bedroom for an area to be used as a dressing room. On the landing are exposed beams and a range of fitted wardrobes.
The main bedroom has windows to two elevations and a large ensuite bathroom which has been greatly improved by the current owners with a walk-in shower, wash basin and shelving made from reclaimed yew, with cupboards below, a heated towel rail and WC. The two further bedrooms are also double in size with beams adding extra character to the feel of the rooms. The main family bathroom has a white suite including a bath with shower above, WC, wash basin with drawers beneath and also a heated towel rail. LPG gas provides hot water from a new Worcester Bosch boiler and radiators are located throughout the house.
From the landing area a set of stairs provides access to the converted attic space. There the current owners have created a room which can be used to accommodate guests, as well as a large storage space.
The surrounding gardens are a good size. At the rear they adjoin open farmland and have spectacular countryside views. The rear and side gardens are mainly laid to lawn but have also been landscaped to provide an outdoor seating area. Steps take you up to a fenced allotment area with raised beds and the LPG gas tank. The front garden has lawns bordered by well stocked flowerbeds containing a variety of colourful shrubs and plants. There is a central path from the lane to the front door of the main cottage. From the lane a wooden five bar gate leads onto the shared driveway with parking for a couple of cars.
