Description

An attractive and well-balanced family home with outstanding views across the East Sussex countryside to the south coast

Description

Situated in an enviable position in the High Weald Area of Outstanding Natural Beauty, Quarry Wood has belonged to the same family for the past 80 years, and is a sizeable five bedroom family home with flexible accommodation and magnificent far-reaching views across the East Sussex countryside to the south coast.

The property dates back to 1936, and was originally built for the headmistress, Gertrude Ingham, of Moira House in Eastbourne at the time, by the respected local builder Lyons Green, used for additional school studies, and later purchased by our vendor's family in 1943. Having been extended historically, the ground floor accommodation comprises an entrance hall with a wood burning stove, together with three sizable reception rooms all enjoying direct access to the garden, a kitchen/breakfast room, adjoining utility room, WC and study, all arranged to make the most of the views. When the property was extended in 1990 a great deal of care was taken to match the original style and to preserve existing features. There is an outside boiler room fitted with a useful WC and sink basin.

The charming kitchen is fitted with shaker-style cabinetry providing plentiful storage, together with a wide Belfast sink and integrated appliances, including two fridges, a range cooker with gas hob and electric ovens, and a dishwasher. The adjoining utility room provides additional storage, a further Belfast sink, and direct access to the garden.

There are three reception rooms offering flexible spaces that can be arranged to suit, currently arranged as a formal dining room overlooking the garden and landscape beyond, as with the spacious sitting room which is fitted with a wood burning stove, and a family room with glazed doors opening to the terrace. Internal sliding doors give the option to separate the sitting and family rooms whenever required, allowing for both large and small scale entertaining. Additional flexible spaces include a spacious studio with sliding doors opening to the garden, together with a study.

The principal bedroom is found on the first floor, benefitting from an outlook to the rear of the property together with fitted wardrobes and a Jack and Jill bathroom, fitted with both a bath and separate shower. There are four further bedrooms, two of which enjoy a southerly view, and are served by the family bathroom. The property benefits from a good level of storage throughout, with further storage available in the triple garage which benefits from both electricity and water. Above the garage is a further useful space, offering potential for a home office, subject to relevant planning permissions and consent.

Quarry Wood is situated in a raised position set back from the road behind a bank of mature trees, approached via a gated gravelled driveway providing parking for multiple vehicles. The gardens wrap around the property, opening to the rear to reveal the impressive far-reaching views of the High Weald countryside and beyond to the south coast. There is a large area of level lawn, ideal for entertaining on a large scale, together with a charming loggia providing a lovely sheltered place to enjoy the gardens. The lower garden drops down some distance, with steps lowering to the fruit/vegetable garden which includes a productive apple tree. Mature shrubs and plants, including heather, magnolia, witch hazel, azaleas and rhododendrons, provide colour throughout the year.

The property includes gardens and an additional paddock totalling in all 4.03 acres. The field is also accessible via gate access from Fir Grove Road.

The property also benefits from access to Possingworth Park if the relevant share are taken up, which is accessed via Warren Lane, and is a 77 acre private park bought by 47 nearby residents in 1990, and now belongs to 100 share holder/residents within the area. The shares held in the current owners name and are available to the purchaser of Quarry Wood if desired.

Agents Note: There is an overage clause in place relating to the field to the South East of the house. Ask the agent for more details.
