The original house, now the guests accommodation was the original farmhouse to this extensive property dating back to the 1700's.
There is a wealth of original features in the house and because of its farming history, along with extensive barn areas too.
You approach the house through a huge Charentaise gated arch, a unique feature to this part of the world. There is a large courtyard with access to the rear of the house and the numerous barn areas.
On entering through the impressive arched gateway, to your right is the main house and the very recent and extremely attractive in-ground swimming pool on your left.
An old bread oven stands in the corner of the enclosed courtyard waiting to be brought back to life. Ideal for pizza!
There were a range of small buildings now converted into a a shaded seating area, ideal for outdoor dining and long, warm summer evenings.
This house is quite unusual as it has windows and doors on the north and south facing walls. Normally, windows and doors were never fitted to the cold north face. With the added benefit of double glazing throughout, the property is cooler in summer and cosy during the cooler months.
This gives the whole house a light airy feel.
The back door leads into a the main hall with the sitting room (30m2) off to one side. There is exposed stone wall and a beautiful original open fireplace.
On the other side is the large dining/kitchen (30m2). There is another fireplace with wood stove.
Off the kitchen is a laundry room/ boiler room with further storage and a downstairs loo.
There is also access to the nearest barn so further expansion can easily be affected and access to the guest accommodation from here although the main entrance to this is through a private courtyard.
Upstairs to the first landing are 2 bedrooms each 30m2 and a family bathroom and again to the top floor there are a further 2 bedrooms and another family bathroom. These rooms are particularly attractive as the exposed beams are on show.
The guest annexe has 3 bedrooms, a bathroom and a dining kitchen. Ready for instant gite rental, if required.
The house and the guest area are centrally heated (oil). The house has been gradually renovated over the last 13 years and these renovations include,
new central heating, double glazing, excellent insulation, new roofs to all house areas, 2 fairly new septic tanks - one was installed about 11 years ago and the other 6 years ago.
The downstairs sitting room and kitchen have underfloor heating.
The garden is lovely. The large courtyard is at the rear and there is a beautiful walled garden to the front. The guest accommodation area has a large private courtyard and gated entrance. There are lawned areas and a separate orchard area. In total, just over 1 acre.
This is a wonderful house, rich in original features and a must to view
