The land is located about 15 kilometers from the center of Lisbon in Santa Iria da Azóia (between Sacavém and Alverca), next to the River Tagus, in the municipality of Loures, forming part of an entire riverside strip that stretches northwards from the Port of Lisbon.

To the west is the railway line, to the east the River Tagus and the IC2 highway and to the north a plot of land bordering the IC2.
This area was once predominantly industrial, but like the transformation of the entire eastern strip of Lisbon, which gave way to Parque das Nações, the Loures Municipality intends to develop and recover this entire area, taking advantage of the enormous proximity to the river and the excellent accessibility via the IC2, A1 and EN 10, which allow extremely fast access of just 15 minutes to Lisbon and 10 minutes from the A1, the airport and the Vasco da Gama Bridge.

The adjoining land to the north-east and south-west is classified as Verde Urbano Equipado and includes an approved project that includes residential areas and various facilities.
According to the Loures PDM, the building area capacity is 29,000 m² for industrial or residential use. Logistics use is not permitted on the land.
