Casale Pietra Santa Maria is a 240 sq.mt. old farmhouse with garage, cellars, courtyard, small garden and terrace. The structure, dating back to the 1800s, is on two levels, is currently uninhabited and requires restoration.

The ground floor is configured as a living area: the main entrance leads into a hallway from which opens a 16 sq.mt. living room; a dining room with fireplace and kitchen for a total of 25 sq.mt.; a bathroom; and the 30 sq.mt. garage. An internal staircase leads to the upper floor which is currently configured as a sleeping area: ascending the stairs there is a hallway opening into the various rooms: the three bedrooms, the 50 square meter outdoor terrace, a second kitchen and a further 20 sq.mt storage room.

Externally, the garden benefits from an appurtenant building of 80 sq.mt.

The farmhouse has windows on three sides of the building and therefore enjoys excellent natural lighting. It is located in the Selva di Sora area, near the Sora city centre, and is within easy reach of shops, restaurants, cafés, services and public transport. There is excellent road access and Rome and its two airports are less than 90 minutes drive.

THE CIOCIARIA REGION

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Sora itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli and Alvito, in the riverside towns of Sora and Isola del Liri, or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
