Description

Presenting this delightful two-bedroom terraced house in for sale in the sought-after area of Leytonstone, on the market chain free. With two reception rooms, two spacious bedrooms, a modern kitchen and bathroom plus a separate WC, a cherished family home with excellent local amenities and transport links.

The well-maintained façade with original architectural features speaks to the quality and design that you´ll find inside this lovely property. As you enter, the hallway offers individual access to the two reception rooms and sets a modern simple tone echoed throughout.
Reception room one at the front of the property benefits from a large bay window looking out to the street, providing plenty of natural light. White walls and a high-quality engineered timber floor provide a blank canvas so you can easily add your own personal touch. Reception room two continues the decorative theme and includes built-in under stairs storage and a window overlooking the south facing rear garden.
The bright and airy galley-style kitchen has an extensive range of contemporary base and wall units in white, with long runs of light-coloured work tops – set off against dark slate effect floor tiles and further complemented by grey beautiful bevel-edged subway style tiles. There´s a stove, oven, and grill with extractor above, and a large stainless steel sink and integrated dishwasher.
A rear vestibule provides plumbed-in space for a washing machine and has doors leading to the family bathroom, separate WC and rear garden. The south facing courtyard garden has decking throughout, making it a lovely low-maintenance space. The bathroom has a bathtub with shower above, and a large vanity unity with inset hand basin, finished with warm-tone floor and wall tiles – also mirrored in the handy, separate WC.
Upstairs the two bedrooms are large doubles with fresh white walls and light tone timber floors. Both bedrooms offer plenty of space for your bed, wardrobes and other storage furniture.
Leytonstone is a lively community with every amenity imaginable on your doorstep, and there are good schools close by. Leytonstone Leisure centre, with its gym, swimming pool and fitness classes is just five minutes away. The Leyton Mills Retail Park is close by, with a large supermarket and other retail outlets – we’ve found the area to have everything we need right to hand.
Sellers comments…
Our lovely home would be perfect for first time buyers or to be used as a rental property. There are 2 large double bedrooms upstairs and 2 rooms downstairs, and the cute courtyard garden is perfect for BBQs and enjoying the sunshine in this fabulous suntrap. Southwell Grove Road itself is a very quiet no-through residential street – and we’re blessed with great neighbours too. It’s just off Leytonstone High Road with loads of nice shops and restaurants, and the central line is a 10-minute walk and the overground train station is a 3-minute walk away. Stratford station/Westfield is only a short bus ride away and is about half an hour's walk.
The location is incredible in that not only is it zone 3 of London but it’s also on the edge of Wanstead Flats and expansive green spaces that lead to Epping Forest. We had a new boiler installed in February 2024 and the house is being sold chain free. There’s fantastic potential to add a sizable loft room to the property at some stage too – the views from up there would be great! There is residents parking on the street and, as such, there’s never any problem finding a parking spot. Such a lovely house that we’re really sad to be selling, but it is time and we hope it will be a wonderful new home for someone.

Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
