From the mezzanine there is access through a small door to 2 further bedrooms on the 1st floor. The 1st bedroom has a sink. You have to go through the 1st room to enter the 2nd. The two bedrooms are "under the roof" with 2 mansard walls. There are 2 small velux windows in the roof. The roof is insulated with glass wool. There is laminate on the floor. Solid bottom. From the last room there is an external door where you enter the garden via an external concrete staircase. This could possibly be used as a guest bedroom with a separate entrance. Upstairs in the last room, next to the outer door, hangs the electrical box with a new linkie meter.
In front of the house is a big terrace under the trees where you have a beautiful view of the surroundings. You can walk all the way around the house. On the left side of the house is a shaded terrace where you have plenty of privacy thanks to a high coniferous hedge. Behind the terrace is the gastank on the ground, nicely hidden behind a fence. There is also the well with the water meter on this land and the septic tank is also in the ground here. On the right side of the house is a flat garden with a covered terrace between the fruit trees. From here you can fully enjoy this beautiful view from a flat lawn in full sun. This is also where the round above-ground pool is located.
Right in front of the house there is a path where you can park your car. On this path, neighbours have the right of way to draw water from the well. Currently, however, this well has been filled with stones and earth and is no longer in use. The house is located on a slope. The slope itself belongs to the property and here is another shed that can be perfectly used to store garden or similar materials. There is additional space in the garden shed which is next to the house and there is other storage space under the external concrete staircase. It would be perfect for bikes or lawnmower.
The septic tank is not up to standard, there is asbestos in 2 pipes on the ceiling on the 1st floor, and in the roof plates of the garden shed.
The house is in a small hamlet, with other houses. But still offers plenty of privacy in the garden and on the terrace due to its hilltop location. The neighbors are all permanent residents, French, and are very friendly I have already noticed. One of the neighbors has animals walking around his house; horses, donkeys, large dogs and cats.
Really nice little place. The land around the house has an area of 808m2.
The property tax is 324 euros/year.
