Description
This three-bedroom house stands in a terrace on Roedale Road, with a neat exterior behind which lies surprisingly spacious accommodation. The entrance to the house is via a porch, which in turn opens to a wide and bright entrance hall. On the ground floor, you will find a living room at the front of the house, with a decorative fireplace and an attractive square bay window overlooking the street. Moving through to the rear of the property, the kitchen/breakfast room runs across the full width of the house, with double doors onto a balcony overlooking the garden. A modern kitchen has gloss units in a cream colour and is designed with a central island, where the sink is positioned, with plenty of extra storage cupboards underneath. There is space for a full-height fridge freezer in an alcove; space for a five-burner freestanding range cooker, space for a dishwasher and space for a washing machine. There is also access to the garden through a lean-to, adjacent to the kitchen.
Outside is a fantastic size west-facing garden which is mainly lawned. There is also a door from the garden to the basement level of the house which is an enormous storage area with roughly the same footprint as the ground floor. To the front of the property is space for motorcycles/bikes with concrete "Y" anchor lock.
Upstairs the house has three bedrooms and a shower room. The main bedroom at the front of the house has a square bay and an entire wall of built-in wardrobes. The other two bedrooms are at the back of the house, including another good-sized double. The shower room is a wet room, with a hexagonal mosaic tiled floor and a modern white handbasin and WC, as well as a thermostatic shower. The house has double glazing and a large loft.
Roedale Road is a five-minute walk from Fiveways, where there is a superb selection of local independent shops. These include a greengrocer, butcher, Store (a wonderful zero-waste shop selling groceries and household goods), a delicatessen, and Preloved of Brighton (selling pre-loved fashion). There is also a small Co-op supermarket, the Fiveways pub, various eateries and takeaways and a specialist wine shop. The house is less than a ten-minute walk from the extremely popular Downs Infant and Junior schools and in the catchment area for Dorothy Stringer and Varndean secondary schools, both of which are highly regarded. On Ditchling Road, there is a choice of buses that run regularly into town. London Road station is a ten-minute walk, from where Southern services run into Brighton or north towards Lewes.
