The Section 106 comprises financial contributions for off-site affordable housing and education, totalling £846,000. There are also off-site highways works to improve Hem Lane between the site and the junction with Halesfield.

The proposed drainage solution is via a Klargester-type system, out-falling into a ditch on neighbouring land to the south-east and then onwards into a watercourse. There is a legal agreement in place with the neighbouring landowner to grant an easement to the purchaser of the site for £6k per dwelling i.e. £186,000, the cost of which is the responsibility of the purchaser. Please note that the septic tank belonging to The Ridgeways currently sits within the route of the new access road and will need to be relocated by the purchaser of the site.
