This is not a 2 bedroom flat, it’s 2 storeys of a 3 storey building (77m²). The basement is a completely separate household with it’s own bills for council tax, utility bills and so on.


The property for sale is the ground and first floor of the building. It has a very large private garden for central Brighton.


It is very rare to have such a large garden in central Brighton (120m²). There are only 3, all on this side of the road, going into town down to the sea. Going out of town following the railway track to Kemptown or Lewes there are several large gardens but they are very likely to be behind a 3 storey building that has been split into 3 flats. Most commonly, those gardens are shared between the ground and basement flats.


This particular property is like a garden oasis in the city. The current occupier has set a 20 year precedent of good management and good relations with the occupant(s) of the basement flat.


The benefits of sharing the freehold 50/50 means that when any roof or water out (sewage) repairs are needed, the cost is halved for both the basement and the maisonette. Both have been kept in good repair recently.


The property has one of the 3 largest private gardens that is closest to the town hall, beach and train station. The other 2 are the next door neighbours. There’s no chance of them selling.

When properties (in this case houses) split into two or more separate addresses, the original council (Brighton) recorded a term of lease. One or two hundred years, for example.

Later, a lot of properties purchased the freehold for the building. Most are shared equally between the individual residences in one building, from two to several. Typically 50%, 33.3%, 25% or 20% share of freehold. 27 and 27 A (basement) Argyle Road both own 50% equally. There are no 3rd party owners.

It is common place for a property to be both Leasehold and Freehold. In the case of 27 Argyle Road it is both Leasehold (to be extended to 999 years on completion of the next time it is sold, at no cost to the new buyer) and 50% share of Freehold.

The current occupier/seller has lived in the same property for approximately 20 years and has seen the basement property (27 A) sold many times without fuss or expense to themselves. In doing so, a reliable history has been set.

Both 27 and 27 A share the cost of roof repairs and sewage outside the building. Occasionally, the front of the property is painted. Apart from that, both properties are separately insured, with separate bills for water, gas, electricity and council tax. There are no other/hidden expenses. For the last 20 years there has not been a service charge or ‘kitty’ to pay into. Bills are paid as and when. It is possible to set up a ‘kitty’ if you chose to.

Property Description
The train station (to Gatwick airport and London Victoria) is approximately ½ a mile away. There are also 3 full size supermarkets within ½ a mile (Sainsbury, Co-op and Aldi) and a 24 hour shop just past St Peter’s church. Also ½ a mile away (approx.).

The property has 2 double bedrooms (upstairs) a large living room, bathroom and kitchen (downstairs). There are 2 attic storage spaces, both of which can be converted into further rooms. There is a hard stand outside of the kitchen that would be a good place for a kitchen extension.

It has gas central heating (the bathroom has a bath and an electric shower) and a solid fuel burner (wood/coal fire) in the living room. This property is outside the smokeless zone.

For those who are concerned, the property is very secure. Nobody can get in through the back of the property unknowingly. The other buildings, brambles and train track make it a very secure property.

One useful thing to note is that with this particular property, the neighbours on both sides have hallways on the other side of the adjoining walls. Thus, it is a very peaceful place.

The living room, hallway and bathroom (all on the ground floor) have under-carpet soundproofing. The large upstairs front bedroom has a soundproofed floating wall on one side and both alcoves on either side of the chimney breast are soundproofed.

Last train to London from Brighton leaves at midnight. Last train from London to Brighton leave London at 1.08 am. It is a very short walk home when you go through the back of the train station. The shops will still be open.

The property will be sold with an extended 999 year lease (or thereabouts). It is confusing but it’s fairly normal for a property to be both leasehold and freehold. Pay more attention to the 50% share of freehold.
