COSY AND VERSATILE SPACES

Turning off the quiet lane and through the gated entrance, you are greeted down the gravel driveway by a picturesque and private cottage.

The welcoming entrance hall presents a dog leg staircase to the right with a useful storage cupboard underneath. The wooden door matches those to the kitchen immediately ahead, and to the sitting room to the left.  As well as the matching doors, the windows throughout are multi pane and double glazed.

The SITTING ROOM is in the original part of the cottage and has higher ceilings than you might expect in a cottage. The beamed ceiling catches the eye as does the exposed brick chimney and inset log burner, which are lovely features of the room. To one side of the brick chimney are inset floor-to-ceiling shelving whilst on the other is one of three windows in the room and this triple aspect - to the front, side, and rear - provides light throughout the day..

From the sitting room, there is a latched wooden door to what would make an ideal DINING ROOM but is currently used as an office.  The beamed ceiling continues through this room and there are two windows to the side.

The cottage style KITCHEN has two sections both with attractive solid wood work surfaces and a range of quality units, both base and eye level. In the main kitchen area there is a window to the side with multiple direction lights above and two decorative wooden beams. For appliances, you have a Bosch five-ring gas hob with an extractor hood and light above, and a fitted dishwasher.

In the adjacent extra kitchen area, there is more preparation space, fitted cupboards above and below the work surfaces, space for a double-height, double-sized fridge freezer, and a window to the side. There is also a floor-standing boiler which provides domestic hot water and heating.

A second door at the rear of the kitchen leads to the FAMILY ROOM, which is currently configured as a dining room. This is an ideal room to relax and enjoy the view of the garden through the large double-glazed doors. The theme of the wooden internal doors is carried on and there is also the attractive feature of the large ceiling beam. Additional light is provided by the dual aspect windows to the side. A further door opens to a side closet which is ideal storage for a vacuum cleaner and an ironing board.

As well as the double doors leading outside, there is also a door leading off to a downstairs CLOAKROOM / UTILITY ROOM with tiled flooring,  wood work surfaces, and inset spotlights. Inside is a low-level flush WC, a fitted Belfast sink,  plumbing for the washing machine and a tumble dryer.

UPSTAIRS

On the first floor the landing is bright and airy and steps lead across to a space under the window which could make an ideal reading nook, or gaming area. All the upstairs doors are the same wooden latch style as the downstairs.

Turning to your right from the dogleg staircase are a few steps directly into the bright and attractive MASTER BEDROOM, which enjoys a dual aspect with a double-glazed window to the side and rear, overlooking the garden. The room feels extra spacious as the inset double storage closets don't crowd the space. Next to the closets is a vanity hand wash basin with storage underneath.

Stepping down in the larger than expected BEDROOM TWO you have a high vaulted ceiling with exposed wooden beams. This bright room has a dual aspect with a window to the front and side and also provides two double storage closets.

BEDROOM THREE also provides a double storage closet and has a double-glazed window to the side. An exposed beam runs along one wall and although this is currently used as a games room, it is comfortably big enough to use as a third bedroom.

The FAMILY BATHROOM has wood effect flooring tiling to dado  height and a double-glazed window to the side. The wider than usual bath has wood paneling and a shower attachment.  The Heritage white suite includes a hand basin and a low level flush WC, and there is a heated towel rail. There is also a walk-in double shower which is fully tiled and has a RainFall shower head. A wood latch door opens to the airing cupboard and hot water cylinder.

OUTSIDE

From the moment you open the gates to the drive of Perseverance Cottage, it is like entering your own sanctuary. A lawned area next to the drive gives way to a paved patio area by the front door where your evening drink would be rewarded by the evening sun.

The rear of the house and the double doors from the Family Room open onto another paved patio area with plenty of space for outdoor seating. Steps lead down to a main garden that is divided into two distinct areas covering approximately 0.68 acres. The first is a more formal garden area laid mainly to lawn with shrubs and plants to the borders.

About half way down there is a dividing gated fence next to the large chicken coop that the owner is happy to leave or can remove. This is also where the large workshop and store can be found but more of that later.

The second section opens out to a large lawned area and both vegetable beds in the ground as well as raised beds that have given my clients many successful and rewarding years of home produce. For anyone wanting to establish their own small holding, you could continue and expand on what is already here.

Further down the lawned area is the 32ft teepee, large enough for several sofas and sleeping area. With an internal fire pit, this has been a fantastic space to entertain friends and family over the years.

There is also a large detached workshop with 3-phase electric power and light. This has been divided in two, creating a useful workshop and a teenager recreational games room. With further work, this would make an ideal work-from-home office space.

REMOTE VIEWING TOUR:

Traditional property viewings are still vital when it comes to finding the right house. However, making these arrangements can be tricky and complicated, juggling work and home life commitments, or simply finding enough time if moving into a new area and traveling some distance.

Booking a Remote Viewing Tour puts YOU firmly in control. Arrange a day and time that is convenient for you to “look around” and I will arrange for my client to go out and then be at the property at the appointed time to walk you around the house using WhatsApp or Facetime. The Viewing Tour can be as quick or as long as you like, making sure you have a good look round, focussing on the rooms that are important to you. This will hopefully help you decide to arrange a normal viewing at a later date or after office hours.

HAVE YOU GOT A HOUSE TO SELL:

If you are thinking of moving and have yet to put your house on the market, or if you are on with another estate agent and have yet to find a buyer, I would welcome the opportunity of sharing my 30 years of estate agency experience with you. Please call me and  QUOTE GH0600 for a free, confidential valuation and marketing review with no obligation.
