With easy access to Askham Fell and the Ullswater Way, the lodge sits in a quiet section of owner occupied lodges with a raised decking seating area and accommodation comprising an open plan living kitchen dining room, the kitchen having a range of integrated appliances including dishwasher, fridge and freezer, in addition there is a utility cupboard housing the boiler and a washing machine.

An internal hallway leads to the two double bedrooms, both of which have plenty built in storage, the master also having an ensuite shower room. There is a further family bathroom.

Please note, the lodge may be used by friends and family, but may not be let commercially.

The site is open between 1st March and the 6th January each year and there are no limitations on occupation during this period, but it may not be used as a permanent residence.

Directions
From Penrith take the A6 south to Eamont Bridge. In Eamont Bridge turn right at the mini roundabout signposted Pooley Bridge (B5320). Continue on this road through the villages of Yanwath and Tirril. Upon entering Pooley Bridge take the left hand fork junction. Follow this for 1/4 of a mile and turn left up the hill. The entrance to Hillcroft Park is on the left hand side.

LPG powered central heating with electric, water and drains being connected. Neither these services nor any boilers or radiators have been tested by ourselves. Electricity and LPG is supplied and charged by the site owners. Water is included in the site fees. A gas check/service will be carried out prior to completion of the sale.
