Ref. Casa Lapi - Gratteri - Lost in the atmospheric cobbled streets of the ancient hilltop village of Gratteri, Casa Lapi is a rough gem that is available for an incredible price. A corner property on three storeys, it has an unusual floor plan which branches out like a tree on the top floor.

The ground floor is mostly taken up by an entrance hall which doubles as a utility room. A large old sink sits underneath the electric boiler which provides hot water to the adjacent bathroom. This contains a miniature tub with a shower attachment.

On the first floor is a small bedroom, with a window overlooking the narrow street in front of the property. The well-presented marble stairs lead up to the top level, at which point the interior becomes noticeably more roomy and also much lighter


A window onto a historic and naturally beautiful region
The second floor is split in two; a kitchen with enough space to accommodate a dining table, and a large living room with a balcony at the far end. This could also be a bedroom if you prefer to wake up with the sunlight. The balcony overlooks the nearby streets but also gives you a view of the surrounding mountains and hillsides.

Gratteri stands at 650m above sea level, midway into the great range of the Madonie Natural Park, whose tallest peaks are at 2000m. It is even possible to ski towards these altitudes, in the island's short winter months. The Mediaeval town grew up in the eleventh century around a castle whose ruins are still evident today. With a hilltop position it commands incredible panoramic views of the green hills and sparkling turquoise sea just seven kilometres to the north.
