Description

Beautiful house with guest house in a spa town in the south of Burgundy.
This property is in the centre of Bourbon-Lancy. In the middle of all amenities and a few steps from the Bourbon-Lancy thermal baths where many people come for a three-week cure for rheumatism. These curists are looking for a stay for these 3 weeks. And then this guest house can be used perfectly.
The guest house is located on the ground floor on the street side. It consists of a living room with open kitchen, a shower room and a bedroom. This guest house is sold furnished. Everything stays there, including kitchen appliances, line washer etc.
Next to the guest house is a large garage/laundry room. Here is a washing machine and boiler for hot water and city gas heating. The guest house and the private residence are connected to the same meter for gas. The wide garage door opens onto the main street of the spa town.
With a beautiful wide tiled staircase we reach the 1st floor on the street side. This floor is located at the back on the ground floor and opens onto the garden and terrace. The land is therefore higher behind the house than in front. The garden is on a higher level (1st floor) than the pavement (bottom-floor).
On the 1st floor we have a spacious living room with insert wood fireplace. There are also radiators for city gas central heating. There is a beautiful white floor in the living room. Further on, we step into the veranda. This is used as a dining room/living space. There is a pellet stove and a heat pump has been installed which provides heat in the winter and air conditioning in the summer. The veranda has a glass ceiling and large windows with sliding doors. Again, beautiful white soil. Beautiful, bright space where it is pleasant to sit in all seasons. From this veranda there is an opening onto the kitchen. A new kitchen was installed this year. A beautiful black kitchen with all the comforts. Induction stove, built-in oven, double sink, large extractor hood. There is a dishwasher which can also be left after deliberation.
We continue on this 1st floor to the bathroom. It is a bathroom with bathtub, large sink. There is a separate toilet on this floor. The bathroom window opens onto the veranda.
On the street side we find 2 bedrooms. One of them is currently used as an office. Both bedrooms have beautiful floors and are in neat condition. All bedrooms on this floor also have double glazing.
We can go up another floor with another beautiful wide stone staircase. There is a hall with built-in wardrobe. Always handy to have a lot of storage space in a home.
On this 2nd floor we find 2 bedrooms. Both under the roof with a sloping edge. The fireplace runs through 1 of the rooms, so it is also heated in winter. There is a heat pump on this floor and there is also gas central heating. There is a fitted closet in the main room. And a window overlooking the garden. The other room has a velux window with blackout inside and an electric shutter outside. Pipes have already been provided in this room to possibly make a bathroom. The water supply is ready. Here's a novilon on the floor.
There is also a separate toilet on this floor with a sink. This toilet has a velux window.
The other part of this floor has remained as an "attic". There are currently a few pieces of fitness equipment here. The beautiful beams are still visible here. There are 3 velux windows in this room with electric shutters outside.
In the garden there is a beautiful terrace with a barbecue. There is an outdoor kitchen with a gas stove and cupboards. There is a tiled floor and a PVC door.
There is also a garage at the back of the garden with a utility room with connection for the washing machine. In the laundry room also double glazed with PVC, a new PVC door. The garage has an automatic sectional door and there is a concrete floor inside.
There is a 18m2 wood shed behind which is a vegetable garden.
The garden is fenced by a new PVC fence. So you can also enter this house via a side road from the main street. There is a long driveway which is used jointly with the neighbours. There are lanterns along this alley.
The property tax for this house is about 1770 euros/year.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
