Description

Welcome to St Edmunds, a substantial and beautiful Grade II listed stone cottage bursting with charm and character in every room, and in wonderful mature gardens with views towards Corfe Castle.

The property has original features like flagstone floors, stone fireplaces and original beams, as well as oozing old-style charm with window seats, beams, exposed stone walls and quirky nooks and crannies throughout.

Once through the front door, you are welcomed into a bright and spacious SITTING ROOM with beamed ceilings and a log burner set into a brick fireplace. A doorway leads into the panelled DINING ROOM with original flagstone floors and a stunning inglenook stone fireplace complete with original bread oven. A window seat overlooks the rear garden and patio area.

A door links the SITTING ROOM and DINING ROOM via the GARDEN ROOM/STUDY with fitted desks and drawers. Having large windows and Velux™ windows, it is flooded with natural light making it a perfect space for working from home, or a craft/art studio, with fabulous views over the stunning country gardens.

There is also a handy ground floor SHOWER ROOM with a large shower, was basin and W.C.

The KITCHEN/FAMILY ROOM again has a wonderful flagstone floor and a super stone fireplace with log burner in the sitting area. The kitchen is well fitted with granite worktops, an AGA™, double butlers sink, dishwasher, combi microwave oven, plenty of cupboards and a breakfast bar. A door leads to the back garden and patio area, ideal for friends and family spilling out into the garden during the warm summer months. The UTILITY AREA has more cupboards, and space for extra appliances such as a wine cooler or fridge.

From the kitchen take the stairs to the first floor where you are greeted by a great landing with original timber floor and a cute seating area.

There are 3 DOUBLE BEDROOMS on this floor. The PRINCIPAL BEDROOM has fitted wardrobes and plenty of space for furniture. There is also a wash basin, and a bathtub cleverly fitted below the window recess. The other two DOUBLE BEDROOMS are bright and fresh with views over the garden.

The BATHROOM has a bath, wash basin and W.C., a great place to relax after a day walking the Dorset countryside.

From the landing, a cottage style staircase leads up to the large BEDROOM on the top floor, perfect for family or guests. This room offers superb views over the countryside beyond - also a fabulous place to set up a telescope to watch the night sky above Corfe Castle.

Outside
Stepping outside you will find a beautiful, large, mature country garden at the rear of the property. The patio area directly out from the kitchen is a delightful private space to relax and enjoy a BBQ in the sunshine with friends and family.

There are large lawns and colourful shrubberies.
You will also find a small, covered fishpond, and can also enjoy views of the castle.

There is also a pretty one-room stone cottage with plumbing and space for washing machine and tumble dryer, a kitchenette area for outside entertaining and a WC. It also provides great storage for garden and outdoor items like a BBQ and has a mezzanine level too.

Two gateways open from the garden. One leads onto an open grassland area with a footpath crossing the common to give easy access to the countryside on the outskirts of the village, and in the other direction, easy access to the nearby village square with its mix of pubs, eateries and local shops. And of course, access to Corfe Castle itself.

Location
Corfe Castle nestles in the heart of the Isle of Purbeck with perfect access to wonderful walks to the fantastic Jurassic Coast and along the beautiful downs. The picturesque village of Corfe Castle is renowned for its excellent restaurants, tea shops, old fashioned public houses, superb bakers and general stores. The glorious sandy beach of the small resort of Swanage is within easy driving distance, or you could make the journey via steam train. This is a wonderful walking area and you can walk directly from the house to join a network of footpaths which extend westwards towards Kimmeridge and Lulworth or eastwards to Studland, a pretty resort with miles of sandy beaches and dunes.

About DOMVS, Wareham

8 South Street, Wareham, BH20 4LT

The DOMVS Approach to Selling Property

We always start with a clear strategy. We take time to understand your home, the local market and buyer behaviour, ensuring pricing and positioning are right from the outset. Every step in the process is meticulously considered, from presentation and marketing through to negotiation and completion.

We get that no two homes are the same, and neither is the way they should be launched. We tailor the approach to suit the property, whether that is a full market launch, an ‘offers over’ strategy or a discreet introduction through our Whisper List. Our role is to generate the right level of interest and convert that into a successful sale.

Once a sale is agreed, our dedicated sales progression team works proactively with all parties to resolve issues early and maintain momentum. This combination of preparation, negotiation and progression is what protects your sale and delivers results.

Our approach is shaped by three core values: integrity, empathy and determination. We give clear, honest advice, understand the personal nature of moving, and remain focused on securing the strongest outcome for our clients.

Our Marketing

Every property benefits from professional photography, carefully written descriptions and, where appropriate, enhanced visuals such as drone footage or virtual staging. This is supported by our in-house marketing team, who deliver targeted campaigns designed to reach an engaged and relevant audience. Our sellers benefit from:

• SEO-led campaigns and tailored landing pages designed to connect specific buyers with specific properties

• Access to national and local press opportunities

About Our Wareham Team

From country houses and quaint cottages to modern developments, we know how to present property in a way that resonates with both local and relocating buyers.
