The house has some restrictive doorways and beams but within the rooms are good ceiling heights or vaulted ceilings. There are wooden or tiled floors through the ground floor and most of the rooms are double aspect, sunny and well proportioned. The accommodation is arranged on three floors with a good sized entrance hall, boot/utility room, lovely drawing room and dining room and the newly fitted, kitchen/breakfast room with doors leading out to the partially walled garden. The main bedroom suite is on the first floor with additional bedrooms, bathroom and a guest suite on the second floor beneath the vaulted roof with its own bathroom.
OUTSIDE: A completely private and partially walled garden enjoys a southerly aspect with sun terraces and decked areas, weaving flower beds and borders. Electric double gates enclose the driveway which leads to the double car port.
Services: All main services, gas central heating, secondary double glazing and tax band G.
Hellingly is a medieval village centred around the church and primary school with pretty lanes and surrounding countryside. The nearest village shop is in Horsebridge, about a mile distant. The village is between the towns of Heathfield and Hailsham, both market towns with good shops, facilities and secondary schooling. The town of Battle is about a 25 minute drive and has both private and state schooling along with a main line railway station to London Charing Cross. Polegate station is only a 10 minute drive with a service to London Bridge and Victoria. The cottage is also close to the Cuckoo Trail which is a popular walking and cycling route from Heathfield to Eastbourne, passing by the historical Hellingly Water Mill. Eastbourne is a twenty minute drive with its old town, modern shopping centres and coastal beaches.
Directions: Taking the A267, follow the signs to Horsebridge and Hellingly Primary School, turning left into Church Road. Continue into the village and just by the church the property will be found on the left hand side on the corner of Mill Lane.
