Description

Lea Hall Farmhouse is a charming and elegant country house that blends timeless cottage appeal with refined detailing. Nestled in a private setting, the property is surrounded by mature gardens that wrap around the house offering a tranquil retreat.

As you enter via the front door, you are immediately welcomed by a sense of warmth and character. The entrance hall is wide and open with exposed brick feature walls, and solid engineered oak flooring, with doors leading off into the sitting room, lounge, home office, a convenient downstairs WC with built in storage for coats and shoes, with a staircase that leads you up to the first floor. The lounge retains a lovely old-world feel, laid to parquet flooring complete with a feature open fireplace that makes it the perfect room for cosy winter evenings. The large windows and French doors to the garden draw in plenty of light, creating a lovely ambiance. Adjacent to this is the sitting room, also with a feature fireplace with gas fire, and French doors to the garden. The home office also benefits from a view of the garden and French doors leading to the garden.

The kitchen/dining room is a perfect blend of old and new, keeping its character with exposed beams and exposed brick work, plus an illuminated open fireplace with gas fire. The kitchen is fitted with modern shaker-style wall and base units, with integrated appliances including a fridge/freezer, Neff double oven and grill, dishwasher and wine fridge, all making for a seamless finish. Its open-plan design allows the dining area to flow seamlessly from the kitchen area, with ample space for a dining table and chairs set by a fireplace. Leading off from the kitchen is a spacious utility room/pantry with space for another fridge/freezer, washing machine and dryer, any additional appliances and more storage units, while a door leads out to the rear garden, all ideal for a busy household.

Upstairs, the landing leads to four generously sized bedrooms, bedroom one enjoying extensive fitted wardrobes. All of the bedrooms are serviced by not one, but two family bathrooms, both compromising of bath, shower, wash basin and WC, one of which benefits from underfloor heating.

The outdoor space continues to impress, sat on a one acre plot with its beautiful manicured gardens all around, full of mature trees, flowers and hedgerows, offering complete privacy and peace, with a large entertaining space on the generous patio area. The South facing front garden enjoys a delightful pond with a feature waterfall, creating a tranquil escape. An extensive driveway provides parking for multiple cars, leading to a larger than expected detached double garage, which benefits from electric doors, with a workshop to the rear accessed via a side pedestrian door. There is also a private walled courtyard which provides additional parking.

A fabulous, detached house set in a private setting in a lovely quaint village, within an extremely close knit small community of really friendly neighbours.

The Seller's View

A secluded but not isolated, quiet and super private family home. We have loved every brick of it from the first day. It will be very hard to leave behind. The large paved wrap around patio and gardens have provided unsurpassed entertaining space for our family and friends over the years and the grandchildren have loved spending time in the large garden with so many places to hide and play. We have enjoyed being part of a really close knit community of great neighbours, that is a big plus and another reason why living here has been so satisfying. Whilst the plot is semi rural, it is only a short distance to the city and within easy reach of motorway connections and the neighbouring Saughall village shop and post office.
