Description
If you know the area of Abergavenny you may be aware that in 1066 'William the Conqueror' invaded Wales and setup camp in the local area, but you probably don't know where exactly?
Welcome to the boarders of Abergavenny and Usk, welcome to New House Farm, and welcome to the Conqueror's Meadow!
The property consists of three double bedrooms to the upper floor, a one bedroom self contained annex, a variety of out buildings, a Dutch hay barn, six stables, and three fields. The middle field is known as the 'Conqueror's Meadow', where William the Conqueror's armies setup camp in 1066, and remained stationed for quite some time during the English invasion.
This is a stunning family home, and has recently had ECO improvements to increase the energy performance and reduce bills. These improvements included loft insulation, internal wall insulation, solar panels (owned by the property), a new boiler, and a heat pump. There is also a log burner, making this is a very cosy and homely property.
You will find the property along a quiet lane, situated in Wernrheolydd, sitting close to the boarders of Abergavenny and Usk. This secluded Hamlet contains eight properties, along with New House Farm, which was once the bakery (now the annex). This unspoiled rural area is in high demand.
You enter the property via the boot room, leaving the outside at the living room door. As cottages go, this family room is quite large, with a log burner giving it a cosy ambiance.
This is the main room of the house filtering the upstairs, the kitchen, dining room, and the annex. You will fall in love the fireplace and the exposed original stone from the 17th century, which surrounds the doorway to the annex.
The kitchen has fitted units and worktops, looking out onto the garden. This kitchen leads into the dining room, where you will find another fireplace and a second entrance.
Moving upstairs, you will find three good size double bedrooms, all with views of the country side, and a family bathroom (with a sperate bath and walk-in shower).
Taking you back downstairs (beyond the door with the exposed stone) you will find the annex, leading straight into a utility room that houses the heat pump; beyond that there is the main area with a bathroom, kitchenette, living room, and at the end a large double bedroom.
The annex has a separate entrance (without steps) and leads out to a large courtyard, with out buildings.
The layout means that the annex can be completely separate from the house, and has actually been rented as an Airbnb in the past.
The outside area is vast, with a Dutch hay barn next to the six stables (with water and electricity) leading out to the meadows, separated by a hedgerow with a dirt track joining them together.
You are surrounded by hills and greenery in every direction.
The property comes with two horses who have lived here for many years, they are much loved and well cared for, but the owners new home cannot accommodate them and they feel that they would be happier staying with the house.
This is a stunning property, and very much a turnkey home, but if you are seeing potential to expand, we have architects plans already created to add additional areas to the property, including an indoor swimming pool.
Viewings will be held via open house events, please register your interest and we can book you an appointment.
This isn't just buying a home, this is buying a piece of history.
