It represents a rare buying opportunity for a discerning purchaser who wishes to secure an individual period house within the centre of one of Cheshire's most popular villages.

The quality and convenience of the location really does need emphasising. From the house, a short stroll leads to the village primary school, a row of shops which provide for all daily needs and the Shropshire Union Canal from which the city centre of Chester can be accessed within a 25 minute cycle ride and a walk of around an hour. Given this highly convenient location, the maturity, privacy and establishment of the 0.11 acre plot is both surprising and pleasing in equal measure. It should also be noted than in addition to the recently created driveway to the front, the house also benefits from a right of way over the driveway of an adjoining property, which gives the option to park an extra car at the back.

The present owner has transformed the house in the last six years, with a full refurbishment. Waverton provides a good range of local services for everyday needs including churches, primary school and Doctors surgery. A parade of shops includes a popular convenience store, pharmacy, Post Office, hairdressers and sandwich shop. The village is extremely attractive with the Shropshire Union Canal providing excellent walks into nearby countryside or towards the city of Chester. There are further amenities in the neighbouring village of Christleton including dental practice, public house and parish church.

Schooling is well catered for with a selection of private and state schools nearby including Waverton Primary, Christleton High School and Sixth Form College, Abbeygate at Saighton and Kings and Queens in the centre of Chester.

Directions
From Tarporley continue on the High Street in the direction of Chester until reaching the Rode Street roundabout, taking the second exit on to the A51 in the direction of Chester. Continue along the A51 passing through the villages of Clotton and Duddon. After passing Okells Garden Centre on the left hand side take the next left on to Cross Lanes in the direction of Stapleford. Continue along Cross Lanes until it becomes Broomheath Lane. At the T junction turn right onto Ryecroft Lane towards Waverton. Follow the road as it becomes Guy Lane and continues into Waverton, passing the Crocky trail on your right and Eaton Golf Club on your left. As you enter Waverton pass the shops on the left, proceed over a bridge and the subject property will be located on the right hand side, shortly after the canal, clearly identified by a Gascoigne Halman for sale board.
