When our clients were looking for a property nearly 4 years ago, they completely fell in love with the architecture at the King Edwards development and, specifically, at number 33. The ‘Roman’ style columns are unique, with them saying, “The undercover area in the garden is used all year round, it’s like an extra room in the house, its the perfect place to enjoy meals and BBQs with family and friends plus a great spot for a coffee at sunrise.” Another thing they remembered from their first viewing was the amount of natural light coming into the property and the amazing views.
They talked to us about the location being a real benefit, “It's fantastic being so close to the River Rivelin and the Rivelin Valley Nature Trail, especially for our dog Luna. We feel like we’re in the middle of the countryside but also 5-10 minutes from everywhere. Crosspool, Broomhill and Hillsborough are only a short drive away. The city centre is around 20 min drive and even Manchester is 45 mins on the Snake Pass.
Since they bought the property, it has been fully refurbished to a stunning standard. This includes the Andrew Ryan kitchen with premium appliances, a bespoke Portuguese Limestone fireplace and Ted Todd oak flooring in the living room, underfloor heating and marble flooring in the hallway.
Walking into the property through the front door brings you into the spacious hallway, here there is access to the sitting room, kitchen/dining room, study, downstairs WC and stairs to the first floor.
The sitting room is a truly stunning space, there is ample room for plenty of seating and beautiful features including the oak flooring, bespoke Limestone fireplace with a Gazco gas fire within and doors that open onto the rear garden.
The dining kitchen previously was two separate rooms and has been opened into a far more social space with room for a large dining table at one end and then the kitchen at the other. Bedroom two is another double bedroom looking towards the front of the property. Bedrooms three and four are also doubles. The house bathroom is again from Porcelanosa, there is a bath with a shower above, vanity unit, WC with concealed cistern and towel radiator.
The attic space is access from a roof ladder and has an incredible amount of storage space, this is where the boiler is located.
Externally, at the front of the property there are three allocated parking spaces and they have listed building consent for the installation of an EV charger, which is not yet fitted.
The rear garden faces south-east and, as previously mentioned, has a beautiful covered area that is perfect for outdoor dining throughout the year as the owners had outdoor heaters installed. By the door to the kitchen there is storage which currently has the washing machine and a drinks fridge installed. The rest of the garden is low maintenance with a mix of paving and gravelled areas.
Originally opened as a hospital in 1916, the King Edwards development was then converted into residential properties in 2000 after the hospital closed in 1992. The main hospital building, the boiler house, entrance lodge and the octagonal building are all grade II listed. The site has immaculate communal gardens, a gym and a tennis court.
