Description

Benmore Lodge is an attractive detached brick built house located in the village of Escrick. With four double bedrooms and generous living space, this property will make a fabulous family home. Of special note is the large plot and private gardens.

A spacious hallway with the benefit of an under-stair and a full height storage cupboard welcomes you into the home. This leads to the kitchen/breakfast room which is fitted with a good range of cabinets and integrated appliances. A window seat has been incorporated into the design and there is space for a table and chairs. Adjacent is a handy utility and guest WC which gives access to the side driveway. A delightful conservatory links the kitchen to the sitting room which has windows overlooking the south facing gardens and a gas fired stove set into a rustic fireplace. With space for dining and a full wall of fitted cupboard and bookshelves this is a lovely sunny room for family living and entertaining. A separate dining room, which is currently used as a study/music room, completes the ground floor accommodation.

On the first floor a central landing gives access to all the bedrooms and the family bathroom. The principal bedroom overlooks the garden and has built-in storage and an en suite shower room. The three further double bedrooms are all very generous and benefit from built-in wardrobes.

Externally there is a detached double garage with an impressive gravelled driveway providing plenty of parking. Double gates frame the entrance and provide security and privacy. The gardens are mainly laid to lawn with borders planted with shrubs and mature trees.

Location

Escrick is a village located about 7 miles south of York and 7 miles north of Selby, which can trace its history back to at least medieval times. The village has approximately 1,100 residents across just over 380 households and is surrounded by agricultural land, much of which forms part of the 8,000 acre Escrick Park Estate. A large part of the village makes up the Escrick Conservation area.

The village offers an impressive range of amenities given its size, these include a doctors’ surgery with pharmacy. The Fat Abbot gastro pub and the Sang Thai restaurant are both located on the A19 in the village.
The Escrick & Deighton Club located in the heart of the village runs a family friendly bar, serving drinks and food. It also has a recently refurbished function room for hire. There is also a convenience store, tennis club and The Parsonage Country House hotel which boasts an Award winning Restaurant, spa, a beautiful Conservatory and elegant lounges with log fires throughout winter.
There is also a village Hall and a green for community events. There are tea shops at Olivia's Tea Room, Rider's Retreat and The Parsonage. A community tea shop operates on a monthly basis at Escrick & Deighton Club. St Helen's Church is the village church, and also the focal point for the Escrick Heritage community initiative.

Escrick Church of England primary school was rated as outstanding in the Ofsted report (2018). Escrick is in the catchment area for the highly regarded Fulford Secondary School about four and a half miles away. Queen Margaret’s independent school is on the southern fringes of the village and provides a number of sporting facilities for public hire. There is also a children's nursery and a Pre-school Playgroup locally.
