SITUATION

Field Dalling is a peaceful, unspoilt Norfolk village with a charming mix of farms, cottages and period homes, clustered around a central Conservation Area. Being only four miles from Blakeney, Field Dalling is an excellent location from which to explore the North Norfolk coast - an Area of Outstanding Natural Beauty. The village has an active community with a fine parish church and a well subscribed village hall with regular events and a newly installed Boule court.

Whether it is taking a trip to see the seals on Blakeney Point, birdwatching at NWT Cley Marshes, walking the Norfolk Coast Path or simply messing about in boats, there is year-round activity along the Heritage Coastline.

Nearby Binham, with its stunning Benedictine Priory ruins, benefits from a village stores, pub, and the Parlour Cafe. The Georgian market town of Holt has an extensive and eclectic range of shops, galleries, restaurants and pubs, also being home to Gresham’s Pre-Prep, Prep and Senior schools.


DESCRIPTION

Manor Farm Cottages is an attractive painted brick and flint house that sits well back from the road with a charming front garden and plenty of gravelled parking.

The front door opens into a cosy reception hall/snug with built in book shelving, wooden flooring and a small wood burning stove providing a focal point and added warmth. This room, like many in the house, has a generous ceiling height with exposed beams, and it also has views over the front garden. An archway leads through to a small inner hallway with book shelving and a west facing window, the perfect reading corner.

The kitchen/dining room was added to the property by the current vendors about 20 years ago, great care was taken to make it feel very authentic to the original cottage.

The kitchen has triple aspect with lovely views over the garden and a door leading out on the west side. This is a room full of character with many of the cabinets and worktops made from reclaimed wood. There is plenty of space for a dishwasher, fridge freezer and a freestanding electric cooker, however the main focus is the integrated electric Aga. Pamment floor tiles run throughout this room and there is plenty of space for dining and comfortable seating with lovely views over the garden.

The main sitting room is very generous with exposed beams and east aspect, currently this room allows plenty of space for a grand piano and comfortable seating. A magnificent inglenook fireplace houses a large wood burning stove, this is a great room for entertaining or family gatherings. Also on the ground floor, leading from the reception hall there is a downstairs cloakroom with shower. A small study overlooks the garden with fitted book shelving, this room is tucked away providing a quiet space to work.

There is also a useful utility room with a butlers sink and plenty of space for washing machine and tumble dryer and a useful back door making it easy to hang out the washing on a fine day.

Taking the wooden stairs from the sitting room to the first-floor landing, here you can capture some fine views over the countryside to the west. On this level there are three bedrooms, the main room has a half-vaulted ceiling, double aspect to the east and to the west to capture the views. There are two further double rooms, one of which is smaller, and both have storage. The family bathroom is fitted with a bath and white sanitary ware.

The study sits above the kitchen and is accessed via quite steep space saving half step stairs. This lovely room is vaulted with lots of natural light and provides the perfect home office or studio.

OUTSIDE

This is an old-fashioned cottage garden full of surprises throughout the year; we are told in December there is a drift of snowdrops, followed by hundreds of primroses and violets throughout January to March. There are several fruit trees including mulberry, quince and Bramley apples and a magnolia tree in the front garden. The whole garden is brimming with around sixty different varieties of roses, with climbing roses and wisteria to the front of the cottage adding colour and wonderful perfume.

Much of the back garden has mown pathways and offers many separate places to sit and enjoy all that this peaceful and private space has to offer throughout the seasons.

The property also benefits from a single garage and attached workshop; the vendors do not currently use this for car storage. There is also a garden shed.
