Description

THE PROPERTY

Number 4 is a superb example of what the development has to offer, the design 'The Walsingham' is named after a Cornish Packet Ship that transported mail around the world and played an important role in Falmouth's history. Like the other houses on Penmere Drive, this is a detached residence and one of the larger designs available. The accommodation is set across three storeys - the ground floor level comprises a wide entrance hall, three double bedrooms and a bathroom whilst upstairs is devoted solely to providing an excellent master bedroom complete with en-suite shower room, dressing area, large walk-in store cupboard and double opening doors to a Juliette balcony with a wonderful outlook over Swanvale valley nature reserve and glimpses of the sea! The lower ground floor is dedicated to the living space - four reception rooms that flow beautifully open plan with one another whilst maintaining separation between a high specification fully fitted kitchen/diner, family room, cosy lounge TV room or study and finally an amazing Orangery/Garden Room that our vendors had built with no expense spared. All of these rooms have doors that open out to the garden and to the rear is a separate utility room and downstairs WC. The outside space is a joy! A good-sized garden has been beautifully landscaped with an East Aisa influence and includes a rather appealing water feature with low maintenance in mind. Also added has been a useful workshop/storage/shed that is of high quality and in keeping with the property as a whole. The outlook to the rear is lovely and green overlooking protected trees with no neighbouring properties behind and enjoying the sun throughout the day. To the front is driveway parking in front of a single garage with electric roller door as well as the boiler store room. This is an exciting opportunity for those looking for a spacious family home, finished to a very high standard throughout and with individuality - we can't wait to show you!

THE LOCATION

Penmere Drive is set within the four acre woodland grounds of the Penmere Manor Hotel, originally known as Penmere House and built by one of the captains of the Cornish Packet Ships. Penmere House was transformed into a hotel in the late 1950s and has always been very much a family owned and run hotel ever since. This is a very well thought of residential location in Falmouth for those 'in the know' which offers ultimate convenience for all that the town has to offer. An excellent family friendly spot in which schools, convenience stores and the hospital are all within very close proximity whilst only being a 1 mile (30 minute walk) to the town centre and in the other direction to Swanpool beach. Public transport is available by way of multiple bus stops close by and a short walk to Penmere train station links you to Truro and its main line direct to London Paddington. Falmouth town offers a vast array of bars, restaurants and pubs to suit all tastes. Famed for its many festivals and regattas, the town also offers a good selection of shops, from boutiques to high street retailers. Falmouth's seafront, on the town's southern side, is a mile away, with sandy beaches, Henry VIII's Pendennis Castle and access to incredible walks and scenery along the South West Coastal Path. Falmouth boasts the third largest natural harbour in the world and is renowned for its maritime facilities which offer some of the best boating and sailing opportunities in the country; little wonder the town is consistently ranked as one of the top five places to live in the UK
