Description

Have you ever dreamed of a rural country life but with the comforts of living just a few minutes from the town, shops, restaurants, supermarkets and beaches? Within minutes of the yachting and fishing villages of Instow and Appledore, glorious walks along the Torridge River, and the spectacular beaches of Westward Ho! and Saunton Sands close by, this delightfully unique detached bungalow property offers an unbeatable quality of life!

Ashvale stands within half an acre of secluded, peaceful, and mature gardens with access via a private gated driveway, with off-road parking sufficient for several cars.

This charming bungalow offers comfortable, light and airy living, and such a pleasant, welcoming feel. Upon entering the spacious lounge, the warm glow of a wood-burning stove efficiently circulates heat throughout the entire home and hot water system. The lounge`s gorgeous picture window overlooks the beautiful gardens, offering hours upon hours of captivating bird and wildlife viewing, and a tranquil feeling of being surrounded by nature.

The lounge leads into a lovely kitchen & dining area, and from there to bedrooms both looking out onto the natural splendour, and an ample bathroom with separate bath and shower. The property is neutrally and tastefully decorated throughout.

A useful utility room leading to a covered porch is a `must have` to accommodate a country life full of coats and boots!

OUTSIDE: The property boasts a never-ending enchanting garden experience with lawns and substantial mature level gardens, an undoubted feature of the property. Being established and well-stocked with a multitude of shrubs, flowering plants, saplings and mature trees, there are various secluded patios and seating areas, a secret garden with pond, and a range of outbuildings, sheds, summer houses and stores.

A new certified bio-disc septic system has been recently installed, and, in addition to mains water, a wide concrete-lined well with pump lies within the grounds, which is a great advantage during dry spells, and for those interested in off-grid potential.

Ashvale is in a desirable location, being rural in character yet still extremely convenient to all amenities and facilities. It is on the fringe of the town Bideford, and only 7 miles from Barnstaple, the area`s major regional centre. There are a full range of shopping facilities very nearby, as well as a choice of supermarkets, schools, health centres, etc. and the North Devon District Hospital.

The yachting village of Instow with its wonderful sandy beach is just minutes away. And the North Devon coastline at Westward Ho!, famed for its pebble ridge and endless beach, surfing and adjoining golf course, is only 15 minutes away!

AGENT`S NOTE: The bungalow is of Woolaway Precast Reinforced Concrete (PRC) construction. For prospective cash buyers interested in converting to a more traditional construction, further funds need to be in place. The current occupiers have more information regarding completion of PRC works, and the relatively straightforward process of conversion. Mortgage buyers are advised to check suitability first.
