Description

Property Description: Guide Price £400,000. This stunning 3 bedroom semi-detached property is located in the desirable Manor Road development in St. Nicholas at Wade and has been finished to a high standard throughout.

You enter the property into a bright hallway with a large storage cupboard and access to the convenient ground floor cloakroom.

At the heart of this home is the impressive 30ft x 18ft open-plan kitchen, living and dining area, ideal for both entertaining and everyday living. The modern kitchen has a breakfast bar that can seat three for casual dining and integrated appliances including an oven and hob, a dishwasher, a washing machine and a fridge/freezer. Double doors open onto the garden from the living area, seamlessly connecting the indoor and outdoor spaces.

Upstairs, there are three well proportioned bedrooms; two doubles and one large single which could also be an ideal office space for those needing to work from home. The main bedroom has an en-suite shower room and a Juliet balcony, filling the room with natural light. The family bathroom is tastefully designed and comes with a matching white suite and a shower over the bath.

Outside: The landscaped south facing garden has a patio and a well maintained lawn, ideal for children to play and for summer barbecues with family and friends. The property also has allocated, off-road parking for two cars.

Additionally, the location of this property is fantastic for its proximity to the village amenities which include a post office, village shop, two pubs, and a brewery. Families will be delighted to know that the St Nicholas at Wade C of E primary school, with its "Good" Ofsted rating, is also just 0.3 miles away.

Location: St Nicholas-at-Wade is both a village and a civil parish in the Thanet District of Kent. The name derives from its location on the western border of the Isle of Thanet (originally separated from the Kent mainland). Before the channels of the River Wantsum and River Stour silted up, one would have been able to 'wade' at this point, over a ford. There are two public houses, 'The Bell Inn' and 'The Sun Inn' both serving good local food. There is also a post office and a doctors surgery. The local Primary School is St Nicholas C of E which has a good Ofsted rating. A sports field in Bell Meadow plays host to football and cricket matches. The 13th century parish church of St Nicholas, after which the parish is named, was a chapel of ease for St. Mary's church at Reculver. The parish has twice been enlarged, firstly in medieval times, when it was joined with the little-known parish of All Saints, Shuart, and again in the mid-16th century, when it was joined with the parish of St. Giles, Sarre.
