Description

Berry & George Estates was set up to make selling and buying your home easier - plain and simple. Unlike most agents, we're available 7 days a week, including out of hours, because that's when people actually need us!

We'll keep you updated from the moment your home hits the market, right through to completion. That's how it should be.

Yes, we do what other estate agents do - we just do it better. Better photos, better descriptions, honest advice, longer hours, and normal, down-to-earth people who treat you like a person, not a number. Our Google reviews say it all.

We've been in your shoes - buying and selling is stressful. But with a local, family-run team beside you, it's a whole lot easier.

If you need help with a mortgage, speak to Beth at Love Mortgages, she's Award Winning and voted Mortgage Broker of the Year three years running - and yes, the advice is free. Just Google 'LoveMortgages Mold' and check out the reviews for yourself..

'Deluxe three bedroom detached executive home' is a phrase that precedes many a disappointing viewing for prospective purchasers. Seduced by the developer's pictures and flowery descriptions, they arrive to find the words are hollow and the pictures are just idealised artists impressions of how the house should look, but rarely does....

However with this home, any such hyperbole is unnecessary because this truly is the intention made reality; offering well proportioned rooms and an undeniable air of quality, it provides the ideal environment to watch your family grow and could easily become your forever home.

Just off the main feeder road into the estate we come to Ffordd Glyn, a select group of homes that manage that clever trick of maintaining an air of individuality purely by being different. Yes, there are designs nearby that are replicated but these are never adjacent to one another and so their exclusivity is maintained. If only more developers could show such imagination...

To the front of the home is a broad drive of fine coloured gravel with a resin topping, giving a long lasting and maintenance free surface with parking for at least two vehicles and terminating at the electric roller shutters of the integrated garage.

Beside the drive is an immaculately laid lawn with imaginatively curved edging making spaces for various shrubs and decorative pots, with pride of place going to an attractive dwarf tree in one corner but before you panic, it is small enough and far enough away from the house to preclude any future problems.

A new and pretty semi glazed composite front door opens into the inner hall where you are immediately struck by the high quality wood flooring giving a distinct air of luxury, something that continues throughout the home.

To our right lies the convenient downstairs cloakroom with its wall mounted hand basin and lavatory. No, not a wall mounted lavatory; that would be silly.

The Hall continues past the staircase towards the kitchen at the rear passing as it does so, the door revealing the spacious and welcoming lounge.

On entering this bright and well lit room the eyes are drawn to the fireplace and the log burner it contains. Now log burners, for all their popularity do come at a cost in that they are, not to put too fine a point on it, hard work. They also can be responsible for more dust and general grime that you bargained for but here, the ideal solution is at hand. What this is, is a gas powered version that while almost indistinguishable from the real thing with its real flame, operates at the touch of a button and never needs cleaning out, thus answering questions you had yet to even ask.

Towards the rear of the room an archway leads through to the dining room or, should it be more to your taste, an enlargement of the already generous lounge. Large patio style doors in the rear wall open into the attached conservatory which, thanks to the added insulation afforded by its solid roof becomes a further extension to the living space or, somewhere to enjoy the attractive and enclosed rear garden.

Off the dining room portion of the lounge we come into the kitchen, which is straight from the pages of some glossy magazine designed to produce unhealthy levels of envy.

Brand new fitted units line three of the walls and are finished in a cheerful white, accentuating the beauty of the massive quartz work surfaces while leaving sufficient space against the rear wall to accommodate a breakfast table or bar, if desired. Two other doors open respectively into the hallway and the utility room.

Here, there is space for all the laundry equipment you'll ever need, along with an additional sink and further units for storage. A side door with window keeps it nice and bright and opens out into the rear garden.

Moving upstairs and turning to the right we come to the first of the bedrooms.

This is a spacious double room given a 'cottage' atmosphere by the slope of the ceiling accommodating the roof line. This is not at the expense of floor space however, there being room for a king sized bed with twin bedside cabinets and a formal dressing table. Clothes storage is catered for by the very clever fitted wardrobe, again following the roof line while retaining more than enough internal space.

Adjacent to here, overlooking the rear garden is the smallest bedroom, though this is not to call it small. Again featuring the shaped ceiling which makes it feel as cosy as a bedroom should, there is room enough to call it a double and once again features a large fitted wardrobe.

Opposite the top of the stairs is the newly fitted family bathroom. This is delightfully presented with white tiling to the walls, a pedestal hand basin and lavatory and all kept warm by a vertically mounted radiator. The new bath sits beneath a sloping section of the feature ceiling, making bathing a cosy and cosseting experience.

Finally we come to the principal bedroom, where again there is space for a king sized bed with space for twin bedside cabinets, a pair of chests of drawers and a massive fitted wardrobe, with no fewer than six doors. If you have more outfits than can be fitted in here, heaven help you!
Off the bedroom is the spacious en-suite, rivalling the family bathroom for size but instead of a bath, providing a glass fronted walk-in shower cubicle complimenting the pedestal hand basin and lavatory.

The rear garden is very private with a large hedge and fencing that runs around the full perimeter. There is a section of lawn, a patio area and then directly outside the rear another section of fine coloured gravel with a resin topping. There is a final section that has loose gravel with intermittent plants dotted around, offering those with green fingers an area for them to play around in. Space and areas for BBQ's to be held, then this garden has it all.

All in all this is an ideal home for a family, offering flexible and spacious accommodation for virtually any imaginable combination of occupants. Should said family involve children of school age, Mold is blessed with a wide variety of schools for all age groups, many of which are highly regarded and this, combined with the easy access to the town itself for shopping and leisure, makes this home a very desirable proposition. The fact that it is somewhere for which the term 'move in' condition is an understatement yet remains sensibly priced simply adds to its attraction. So it is the right house, in the right place and at the right price. With all that it has to be worth a view, so give us a call.
