Description
Our family have lived here at Woodgate for the last forty years..we have loved the cottage and grounds for all sorts of reasons. A wonderful place to bring up our four children giving them space to grow and enjoy the outside space, but be near enough to other communities not to be isolated.
It’s in a very sunny yet sheltered position within the Camel Valley with long views along the River Camel and over the fields. Barn owls fly here along with kingfishers, and there are otters in the river… perfect for us as wildlife fans.
The fields are lovely natural meadows and great for wild swimming off your own little private beach with, or for kayaking and picnics. The sun staying here till the evening in the summer months providing us with many happy family memories of swimming and rounders.
As keen gardeners, we have enjoyed a big mature garden and cultivating producing in our veg boxes as well. We like to cut our own fire wood, our home would be lovely for anyone keen on anyone enjoying being self sufficient.
To sum up …we are downsizing to be nearer to our family, and feel Woodgate deserves some new enthusiasts to enjoy it to the full.

The views over the Camel Valley are breath taking, encapsulating the extensive pastureland and woodland which have all been enjoyed by the property’s owners over the past 40 years.

Step Outside
The grounds at Woodgate are a wonderful feature of the home, they extend in all to some 10.37 acres and are a superb mix of pasture, gardens and woodland. At the front of the property there is a magnificent magnolia tree which is locally renowned for its radiant colour. There are many shrubs, bushes and perennials across the gardens such as pampas, bamboo, camellias, rhododendrons as well as a stocked pond. There is a wooden outbuilding known as The Studio with a wood fired hot tub. The studio has power and light. A large wood store has double doors. The detached barn is a key element of the property and was converted many years ago, it has the benefit of a certificate of lawfulness for occupation and is currently enjoying great success as an AirBnB. It comprises comfortable single storey accommodation that includes an open plan living space with modern kitchen, double bedroom and adjacent shower room. The barn has underfloor electric heating, a feature vaulted ceiling and it could be used to generate additional income or to assist and house a multi-generational family. Follow the A30 past Bodmin to Innis Downs Junction, at the roundabout take the Bodmin Lanivet turn off drive through Lanivet village, turning left after about a mile and a half at the sign for Nanstallon and Jim’s Cash and Carry. Follow this road towards Nanstallon village turning left just as you enter the village by the 20 mile an hour signs. Follow the road left towards Ruthernbridge, approximately two miles , go over the little bridge and turn right immediately. Signed Grogley and Polbrock, in one mile the road divides in two, take the right hand fork marked Polbrock Bridge and in fifty yards you will see a gravel lane on your right with a granite pillar. Woodgate Little Barn is to the right through the five bar gate. Park anywhere on the gravel past the barn.
