Description
We are so delighted to have the opportunity to showcase number Two Hope Cottages. Built within a secluded development of just five executive family homes and perfectly tucked away within the delightful village of Kingston Seymour, this stunning home hugely benefits from being beautifully presented throughout but also with a welcoming and thoughtful layout to both floors. The perfect blend of a farmhouse style property with modern facilities.
A handy storm porch, with ample space for outdoor footwear and wet weather gear, opens through to a large and welcoming entrance hallway. Straight ahead, through the double doors, you will find yourselves in a large formal dining room which overlooks the rear gardens. Next door is the full depth and generous sitting room, having an charming stone fire surround with timber mantle and stone hearth, inset with a generous woodburning stove, very much loved by our Vendors during the winter months. French doors open through to the rear gardens with an additional window to the front elevation.
A little further down the entrance hallway you'll find the downstairs cloakroom and next door the study, fifth bedroom or playroom. This additional room really is key for perfect family living. The final room to the hall floor is the exceptional kitchen and breakfast room. Beautifully fitted with a stunning range of neutral high gloss wall and base units with quartz worktops, integrated appliances and a large island for easy day to day family dining. Ample space for a family sofa with bifolding doors opening through to the rear gardens and taking in the views across open fields and beyond. During the summer months our Vendors open up the bifold doors and many summer days have been enjoyed on the porcelain tiled patio, the all important inside/outside living at its very best.
A solid oak staircase leads from the entrance hallway to the spacious landing. The first of the four bedrooms is the primary which sits to the rear of the house having views over the fields towards the Mendip Hills. This generous room houses two double built in wardrobes and a simply gorgeous ensuite with large walk in shower, double vanity sink unit, W.C and being beautifully tiled with contemporary clean lines. The family bathroom sits to the front of the house with a separate shower and generous bath. Three further bedrooms and an additional shower room complete the accommodation to the first floor.
To the outside of the property, driveway parking and double garaging hugely benefits this wonderful home, the garage being stone built and providing privacy to the side garden boundary. The rear gardens are mainly laid to lawn with areas of generous planting and mature trees. Beyond the open fields provide a beautiful backdrop to the house and gardens.
We very much look forward to showing you around number two Hope Cottages.

SITUATION
The village of Kingston Seymour is an attractive and sought after hamlet between the North Somerset village of Yatton and the Victorian seaside town of Clevedon. A quintessential English country village, with its village green, ancient church and village hall, it is surrounded by countryside with lots of walks and a rural atmosphere, yet Yatton and Clevedon are only a short drive away. Yatton boasts an excellent range of shopping, social and recreational facilities, a bus service to Clevedon and Weston-super-Mare, and a mainline railway station giving access to Bristol and on through the UK. On the other side of Yatton is Cadbury House with its hotel, restaurants, health club and spa. Kingston Seymour also has its own well stocked fishing lakes and has won the 'Best Kept Village Award' on a number of occasions plus a 'National Community Village' award. There is an infants and junior school at nearby Yatton, with secondary schooling at Backwell. Private schools are in the area, at Wraxall, Bristol, Sidcot and Wells. The nearest motorway interchange is at Clevedon, giving national motorway access, and Bristol Airport to the east is some 15-20 minutes drive away.
