The plot is situated to the eastern edge of the small Village of Brooke in the county of Rutland. A second application was granted on the 24th April 2024 under planning reference: 2024/0260/FUL for the erection of a two storey house, the plans of which are included in these particulars.

From Oakham to the north, head south on Brooke Road, approximately 2.5miles to Brooke Village. As the road bears right and uphill, turn left with the Church of St Peters in front of you. At the Church, fork right on to Church Lane. The plot may be found on your right hand side after approximately a quarter of a mile and after the left-hand bend.
From Uppingham and Ridlington to the South, head into Brooke Village down the hill from America Cross. Turn right, on what is a left-hand bend, with the Church of St Peters in front of you. From here, follow the directions above.
