This is an imposing village home forming the larger part of a substantial house that was originally built for a prosperous local brewer in 1865. The original brewery building is still found in the village, and at the time would have been visible from the house across the original gardens to the south.

Poynings is a wonderful example of Victorian architecture with many period features throughout the property, including high ceilings, most attractive arched windows, picture rails, ornate coving, and the "Orangery" to the main house. From the first floor there is access to an exterior roof balcony, from which are some lovely views, and a most interesting feature is the continuation of the stairwell from the second floor out and on to the roof. The original house has been divided, and Poynings now forms the larger part, offering over 4200ft² of space.

A long drive with views over open countryside leads to the back of the house where secure parking is found. An entrance porch with attractive tiling opens into the inner hallway. Passing by the study and sitting room brings you into what was formerly the drawing room, off of which is the orangery. The vendors have recreated this space, designed around spending more time with the family; fitting a high specification kitchen, and there is plenty of space for a dining area, and a lounge area in front of the wood burner. The arched windows are particularly impressive and draw in plenty of light. The ornate fireplace with the inset wood burning stove, stone hearth and surround form a central focal point. In the summer, the vendors expand into the orangery which overlooks the garden, for additional seating. The kitchen offers plenty of storage with cupboards and large drawers, a breakfast bar, an integrated double oven, dishwasher, and fridge freezer, an inset electric hob, and the washing machine and tumble dryer are housed in the basement. Just off the kitchen area is a large walk-in pantry.

The sitting room was originally the kitchen, but now offers a warm and relaxing space, a cosy room to retire to in the evenings. The vendors have left the Aga in this room should the new owner wish to return the kitchen to this space; alternatively, the Aga could be replaced with a woodburning stove. The study is a nice quiet space - perfect for concentrating on work (or hiding from the family!), and just off the hallway is a cloakroom.

Stairs lead down to the basement, where you will find two rooms - great for storage, a gym, or workshop. The boiler is found down here as is space and plumbing for a washing machine and tumble dryer. Steps lead to a door which provides external access.

An elegant turning staircase leads to the upper floors, the large first floor landing providing access to four of the bedrooms, a shower room and a bathroom. Bedroom one is the largest on this floor, a great double bedroom with a door out to the roof balcony. Bedroom two is another good double room, with arched windows and an attractive, traditional cast iron radiator, and the old fireplace. Bedrooms three and four are both large single rooms.

Stairs rise to the second floor where you have this interesting and unique feature where the stairs continue to an arched window which provides access out and onto the roof. The largest of the bedrooms is found on this floor, with an adjoining dressing room. The views from here are notable, far reaching and overlooking surrounding countryside. Another bathroom serves this floor, beyond which is access to the large loft space.

The established, landscaped gardens are well established, private and enclosed. A pedestrian gate opens onto Chapel Hill, making everything within the village easily reachable.

The Village:
The centre of Uffculme is within a very short walk, with an extensive range of amenities, including a popular primary school, regular bus services and the renowned, Ofsted rated 'Outstanding' secondary school, Uffculme School.

The market towns of Tiverton and Cullompton are a short drive away, and via the motorway, Exeter and Taunton are within easy reach. Tiverton has the popular Blundells School, and this property falls within the discounted distance.

The popular Tiverton Golf Course and Tiverton Parkway Golf Centre and driving range lie within easy reach, for the keen golfer. Exeter Chiefs, at Sandy Park, and Somerset Cricket Club in Taunton, are also very handy!
