Accommodation

Ground Floor
Fully glazed French windows lead into the Entrance Vestibule, which is a light and spacious room with skylight and tiled floor, providing a sheltered and tranquil space to enjoy the morning sun.  A panelled front door leads in to the Entrance Hall, which has a stylish wood and glass staircase leading down to the bedrooms.  An open aspect leads through to the Kitchen, which benefits from a large window to the side and rear offering vistas of the Mewstone, Rame Head and further Cornish headlands.  The room is fitted with a range of modern wall and base units with quartz work surfaces over and cupboards and drawers under incorporating a  Franke 1½ bowl stainless steel inset sink unit with mixer tap, Bosch appliances including double oven and grill, halogen hob with extractor over, integral fridge/freezer and dishwasher, along with practical solutions such as a breakfast bar, wine rack, pull-out pantry cupboard, bin/recycling cupboard, pan drawers and corner cabinet pull-outs.

The Kitchen is open to the Sitting/Dining Room, which is divided into two distinct areas with a highly efficient, modern glass and granite feature fireplace at the centre.  The dining area has a large window to the rear overlooking the garden and sea, a window to the front and an interconnecting door to the entrance hall.  The sitting area also benefits from a window to the front, along with bi-fold windows to the rear providing stunning views and allowing access out onto a superb Balcony with stainless steel and glass balustrades, and Millboard composite decking with a light well allowing sunlight to reach the room below.  In addition, there is a Bathroom on this level which has a frosted window to the front and is fitted with a suite comprising a fully tiled shower cubicle, wall mounted hand basin with mixer tap and mirror fronted cabinet over and low level WC; a cupboard housing the gas fired combi boiler with additional shelving, heated towel rail and access to the loft space.

Lower Ground Floor

Stairs descend from the entrance hall and turn to the lower hallway, which benefits from a built-in desk area with shelving under the staircase, cupboard housing the meters, etc. with shelving, and doors to all downstairs rooms.

The Main Bedroom is a truly gorgeous space with large sliding glazed doors to the rear offering wonderful sea views and providing access via steps down onto the rear patio.  There is ample space for bedroom furniture, and a bank of wardrobes (non-fitted) is available if required.  A door leads to the En-Suite Shower Room, which has underfloor heating and is fitted with a large shower cubicle, pedestal hand basin with mixer tap and mirror-fronted cabinet over, low level WC with useful display storage alongside and a heated towel rail.

Bedroom 2 is a generous double with large sliding glazed doors to the rear boasting sea views, also with steps leading down to the patio.  Non-fitted wardrobes in this room can also be left if required.  Bedroom 3 is another double, also enjoying the sea views from a large window to the rear.  The Downstairs Bathroom has frosted French windows to the side and is fitted with a modern freestanding bath with mixer tap and hand-held shower attachment, twin wall mounted sink units with mixer taps and mirror-fronted cabinets over, a low level WC, underfloor heating, a heated towel rail and an alcove providing a tucked-away space for a washing machine and tumble dryer.

Outside

The property is approached from Heybrook Drive over a small portion of the neighbouring house's driveway, for which Charolais enjoys a Right of Way.  There is a balconied parking area for up to three vehicles and a gate leads to a pathway and steps down to a private paved courtyard which is surrounded by raised beds which are stocked with a wide variety of plants including verbena, cyclamen, hebe and numerous spring bulbs, providing food for wildlife and a most pleasant seating area in which to enjoy the morning sun.  A paved path continues around the northern side of the house, leading to a useful bin storage area and greenhouse.

From the entrance courtyard, steps lead down around the southern side to the rear gardens.  Divided into several distinct zones, each with its own unique character and feel, the gardens are private and secure, and provide year-round interest with a wide variety of wildlife-friendly plants including clematis, rosemary, hellebores, daffodils, agapanthus, roses and buddleia.  The gardens have all been designed to take advantage of the beautiful vistas and to be as low-maintenance as possible, while still enjoying abundant verdure.

A paved patio with pergola and fire pit is approached first, with a spectacular clematis armandii covering the balustrade.  A path continues along the rear of the house with a covered paved area outside bedroom 1 and steps leading down to the Scented Garden, which is mainly laid to lawn with mature hedged perimeters and enjoying many fragrant plants.  Continuing along the pathway, there is another large paved patio bordered by lawn and further wildlife-friendly planting.  Beneath this is a 500 gallon rainwater tank with a high-powered pump and hose allowing for easy, environmentally-friendly watering, and there is also a small shed, ideal for storing your garden tools.  A pathway continues around to a useful storage area and access through a side door into the house.

Studio

Accessed via steps leading down from the front courtyard, the Studio is a truly superb addition, offering potential for any number of uses, including ancillary accommodation, home office, gym, etc.  The unit comprises a Workshop which has a window to the side and is fitted with a range of shelves and cupboards, a fully tiled Cloakroom with low level WC and vanity unit with inset hand basin and cupboard under, and a Garden Room with tiled flooring, underfloor heating, and sliding glazed doors to the rear enjoying full sea views and giving access to a glass and stainless steel balcony with useful storage space underneath (ideal for kayaks/surfboards, etc.) and on to the garden.

Situation

Heybrook Bay is a small sea-front village with a real sense of community.  Situated on the South West coastal path, in the South Devon Area of Outstanding Natural Beauty, there is direct access to the water and at low tide, quiet sandy coves are accessible.  Amazing snorkelling and sea kayaking/paddle boarding are accessible from the pebbled beach in Heybrook Bay and are a short walk from the property.  The Eddystone Inn serves good pub food and on a clear day offers views across the water to its famous namesake, the lighthouse which warns sailors of the infamous rocks on the approach into Plymouth Sound.  The coast path offers a great walking route to Wembury with its National Trust beach (approx. 1½ miles) to the east and Bovisand (approx. 1½ miles) to the west.  A small convenience store at the village of Down Thomas is just over a mile away.

Nearby Plymstock has the Broadway shopping area (approx. 4 miles) where a range of independent shops, Lidl supermarket, health centre and library can be found.  At Mountbatten watersports centre, there are opportunities for sailing, kayaking, diving and stand up paddle boarding.  The city centre of the historic waterfront city of Plymouth is 6½ miles and offers a range of shops, banks, cafés, restaurants, cinemas, theatres, main line train station, international ferry port, marinas and a major hospital.

Luscombe Maye also offers an Award-Winning Lettings service.  If you are considering Letting your own property, or a buy to let purchase, please contact Andrew or Alex on or to discuss our range of bespoke services.
